Vendors Comments
"For us, this family home was perfectly located in Bristol. It’s 2 minutes walk to Victoria park, where we met many people with dogs and kids and made friends locally. We love walking through the park to pick up fresh bread from Loaf, and taking our young son to visit the local Windmill Hill City Farm. We’ve enjoyed being close to many amenities on Wells Road: coffee shops (Bank, Boona Boona, Bakehouse), fresh produce (Banana Boat, Fox & West), general stores (Tesco, Coop) and restaurants (Florence, Eat Your Greens) and other favourites nestled a minute’s walk away (Sundial, Star & Dove Pub). Proximity to Temple Meads Station (15 mins walk) and Bristol Airport (15 mins drive) was key for us, with one of us working in London (1.5 hour on the train) and friends and family regularly flying to visit. We’ve also spent many weekends strolling around the quayside and to restaurants in Wapping Wharf (20 mins walk), driving over to Clifton, and taking the short walk to go shopping in the city centre.

The house itself has been wonderful place to live. The views are one of our favourite features, especially from the top floor. The middle floor has been bright and airy when opening the balcony doors in the summer, cosy in the winter with the log burners, and always very private. The lower ground floor has been excellent for entertaining guests (without waking the baby two floors up!) and relaxing on the decking in the sun. The 2nd bedroom on the top floor has been a very spacious office, a useful guest bedroom (with room for a double bed), and now a nursery with ample room to play and a very handy walk-in wardrobe."

This charming home is split over three floors creating a flexible layout and has been designed to accommodate all the requirements of modern living. The rooms are bright and airy with lovely proportions, as well as being tastefully re-decorated throughout. The property boasts far-reaching views overlooking Victoria Park and towards Clifton Suspension Bridge; excellent for spectating fireworks and events such as the Balloon Fiesta.

The accommodation on the entrance floor is comprised of an entrance porch and hallway, a bay-fronted bedroom and a living room complete with Juliet balcony and a log burner creating a lovely focal point for the room.

The first floor is home to the generous master bedroom at the front, a second bedroom to the rear benefitting from a large walk-in wardrobe and a newly fitted stylish bathroom.

The lower ground floor hosts an open plan kitchen/diner featuring a log burner, a practical WC and under the stair storage.

Patio doors open up from the dining area to the garden. The garden is divided into a decked terrace with steps down to a lower tier laid with chippings and offers a fantastic storage space, rear access and a planter. The south-westerly aspect of the property provides all day sun on the terrace and beautiful, picturesque sunsets can be viewed from the living room.

This excellent family home is situated on Pylle Hill Crescent, a quiet residential road with a many local amenities such as shops, bars, cafes and restaurants located nearby. This property is within a short walking distance of Bedminster and Bristol Temple Meads train stations and there is easy access to Bristol City Centre and Bristol Harbourside making it a fantastic location for commuters and keen shoppers alike. The property is also conveniently located for access to the M32, M4 for London and South Wales and the M5 for access to the South West (Devon and Cornwall) and the Midlands.

The property is located within close proximity of open green spaces with Victoria Park itself located less than a 2 minute walk away. Perrett’s Park, Redcatch Park and Ashton Court Estate are also located close by. Pylle Hill Crescent is in the catchment area for many well regarded primary and secondary schools rated good or above by Ofsted.

Places of interest

Founded in Clifton by Charles Joseph Hole in 1867, CJ Hole's main business was rentcollection - which in the Victorian era was much more common than buying. As the yearsrolled by and the company was passed down to his sons, the focus of the business changed towards the selling of property as well. CJ Hole continued to prosper and today is a major force within the highly competitiveestate agency market in the South West. Their excellent reputation has helped CJ Holeto expand within Bristol, Somerset and Gloucestershire so that there are now many branches serving the area. Today, having sold property in three different centuries and as one of the oldest estate agents throughout Bristol, Somerset and Gloucestershire, CJ Hole is regarded as one of the most highlyprofessional property firms in the region with a tradition of providing a first class service to its customers.
