About the property.
Rosedene is an attractive double fronted period cottage situated in the centre of the village of Faulkland. It has been sympathetically renovated to provide a comfortable and well presented three bedroom home, boasting a pretty courtyard garden and retaining plenty of character features.
About the inside.
The front door is flanked by two generous reception rooms. The cosy family sitting room features an exposed brick fireplace with a double sided woodburning stove shared with the dining room, and a slate hearth. Both reception rooms have traditional sash windows to the front. Steps from the dining room lead up to the generous size kitchen which has a range of bespoke painted wooden cabinets with an integrated electric oven and hob. A brick lined nook under the stairs houses a modern woodburning stove, and a wooden latch door leads through to a white bathroom suite, and another door leads to a handy utility space with plumbing for a washing machine, plenty of storage and a door to the side parking area.
From the kitchen, stairs lead to three generous sized double bedrooms, the principal bedroom has a panelled feature wall with a modern tiled en-suite shower room.
About the outside.
Externally there is an attractive stone wall enclosing a pretty front courtyard which leads onto a paved seating area to the side ideal for relaxing. A gate then leads through to a block paved off-road private parking space.
About the area.
The village of Faulkland has a thriving community with an excellent public house, village hall and the well-known Lavender Farm, with shop and café. The neighbouring villages of Norton St Philip and Hemington both provide local primary schools, a Co-op, two public houses and a nearby farm shop. The World Heritage City of Bath also provides an excellent range of retail outlets, the Theatre Royal, Thermae Spa and a selection of restaurants and wine bars. Other surrounding towns include Frome, Bradford on Avon and Warminster all of which provide a more individual range of retail outlets, along with the Soho Club owned country club, Babington House. The property is well located for access to a number of senior schools which include King Edwards, Prior Park and Monkton Combe within the city of Bath, together with nearby Downside and All Hallows.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 10, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 10, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 7, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
