Why You'll Like It
This substantial detached flexible four bedroom family house is ideally located in popular Playing Place within walking distance of the convenience shop and bus stop. The property benefits from a good deal of off street parking and has a large garage. Stepping inside you enter an entrance hall with kitchen / dining room off to the left at the end. The kitchen has been fitted with a range of white base and wall units with plenty of useful laminated work surface including a large breakfast bar with space for three stools. The oven, hob and extractor are built in and there is space for a fridge freezer and space and plumbing for a washing machine. From the kitchen there's a step up to the dining room which has lovely parquet style flooring and space for a good size table. From the dining room there's a Conservatory with door out to the sunny rear patio which can also be accessed from the back of the garage which is linked to the kitchen via an internal door. The living room in the property is a large L shaped room which wraps around the fireplace and chimney and has a bay window and French doors to the garden. Also on the ground floor there is a bedroom with a shower room across the hallway. Heading up to the first floor, the landing connects three further bedrooms and there is a bathroom with separate WC. Outside, the garden wraps around the end and rear of the property and there is plenty of useful driveway parking. In addition to this, the owners have parked their motor caravan to the side of the driveway. This space would be useful for a number of purposes such as keeping a boat or indeed could be reverted to garden if wanted.

Where It Is
Playing place is a popular village just outside Truro. With excellent road links and a cycle route to the city, the village is in an ideal location and is close to the highly sought after primary school at Kea. There is a shop, post office and petrol station close by and rural walks and cycle routes are within easy reach. The creeks of Cowlands and Coombe can be enjoyed nearby with walks to Roundwood Quay and Trelissick National Trust gardens and house. In neighbouring Feock The King Harry Ferry is the gateway to the beautiful Roseland Peninsula with its stunning beaches. Loe Beach at Feock is a great place for sailing, windsurfing and kayaking located on the edge of the Carrick Roads, arguably some of the finest sailing waters in the country. Further village facilities can be accessed on foot or bicycle at nearby Carnon Downs where there is a doctors surgery and mini supermarket. Local pubs include The Punchbowl and Ladle at Penelewey and The Devoran Inn at Devoran. Broadband availability and predicted speed: obtained from Ofcom on May 31, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 31, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 30, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
