The soil type is within the Bromyard Soil Association being a well- drained reddish soil of reasonable depth ideal for livestock rearing, fodder and cereal crops.
Lot 2: 8.39 Acres (3.39ha) of pasture with road frontage: Two small parcels of similar soil type suitable for grazing.
Lot 3: 23.11 Acres (9.36ha) of upland on the Brown Clee Hill: Hill lying land only suitable for rough grazing but with potential for wildlife management.
Purchasers will be responsible for connecting the existing system to the mains water supply in the council road between Lots 1 and 2. There is no piped water supply to Lot 3.
