LOCATION

The city of Chester is 14 miles to the northwest, Crewe is 12 miles east and Manchester 40 miles to the north. The Estate is principally accessed from the A51.

THE ESTATE

The Estate is prime agricultural land for dairy production, currently used to grow a range of forage crops and productive grass leys. The majority of land is classified as grade 3 on the Provisional Land Classification series with an area of grade 2 to the southwest of the Estate.

The principal soil type is Crewe 1 characterised as slowly permeable loamy and clayey soils suitable as productive grassland or use as arable. In addition, there is also soil of the Newport 1 series being freely draining slightly acidic sandy soil alongside a small amount of the Rufford series that has similar characteristics to Crewe 1 above.

The main farms are all let to tenants who have had a long-standing relationship with the current and previous owners of the Estate.

The tenure is centred around each AHA holding with additional land let under FBTs to the same tenant where that land adjoins their holding. The four principal let farms are fully equipped with substantial farmhouses, ranges of traditional and modern farm buildings, and some have farm cottages. The equestrian holding adds a different dimension to the Estate and has had a long association with it.
