OWNERS INSIGHT

"When we were looking for our new home we were seeking a spacious house in a peaceful, yet convenient location. As soon as we viewed this property we knew that we had found exactly what we were looking for, as the property provides well-proportioned accommodation – ideal for the two of us but equally spacious enough to accommodate a family. The house also has the convenience of being within walking distance of the wide range of shops in St Marychurch and yet we have found its setting to be lovely and peaceful. The good size garage and additional driveway parking is something that has really spoilt us, and definitely something that we will be a priority with any new home. With the house being a more modern build for Torbay we have also found the property to extremely reasonable to run, with the sun flooding into the front of the property (when it shines!) and two adjoining neighbours the house is always comfortable, cosy and warm.

STEP INSIDE

From the driveway a stepped approach rises to the double glazed front door opening to the RECEPTION HALL, a bright and welcoming area with understairs storage cupboard. The SITTING/DINING ROOM is 'L' shaped with double aspect having double glazed windows to the front and rear making this a good size bright reception room. The KITCHEN is fitted with a range of white high gloss fronted units and wood effect working surfaces with tiled splashbacks and inset sink unit. Space for electric cooker, provisions for washing machine and dishwasher and space for fridge/freezer. Cupboard housing the Ideal gas fired boiler. Double glazed window and door overlooking and giving access to the rear garden.

FIRST FLOOR

From the Reception Hall stairs rise to the First Floor Landing with loft access hatch and airing cupboard housing the hot water cylinder with slat shelving over. BEDROOM 1 is a double room with large double glazed window to the front enjoying open views over the surrounding area. BEDROOM 2 is again a double room with large double glazed window overlooking the rear garden. BEDROOM 3 is a single room with double glazed window to the front. SHOWER ROOM fitted with a large shower cubicle with Mira Sport shower, wash hand basin with heated, illuminated mirror over. Fully tiled walls, chrome ladder style heated towel rail and obscure double glazed window. SEPARATE CLOAKROOM with WC, wash hand basin and obscure double glazed window.

STEP OUTSIDE

To the rear of the property the landscaped garden is terraced with gravel covered beds leading to a stepping stone pathway and seating area with gravel covered beds, for ease of maintenance. A decked staircase rises to the top tier which enjoys the best of the sunshine and is laid to paved terrace with decorative balustrading and SUMMERHOUSE. Outside power points and water tap. To the front are gravelled beds again for ease of maintenance. A driveway with parking for one vehicle leads to the INTEGRAL GARAGE with up and over door, power and lighting, electric meter, consumer unit, gas meter and cold water tap.
