Property description & features

  • Set back from Fishponds Road
  • Good sized rear garden, with a southerly aspect
"I bought my house as a new build when I first moved into Fishponds, I was taken by the fact it was built by a small building firm and immediately noticed the attention to detail and the higher specification than some in larger schemes. It's set back by some way from the main Fishponds Road, so it's quite quiet, the garden is extremely sunny therefore the house is always so light during the day. I still live in Fishponds, a great community with something for everyone. So much green space with amazing places to walk. Eastville Park and the Park run, the Nissen hut where many things happen, Snuff Mill, Stoke Lodge, great pubs, particularly "the Star" and some great wine bars."

This home is set back off of Fishponds road, just at the western edge of Fishponds' various shops, cafes and venues. The area is popular with young professionals and families as it benefits from several well-regarded schools and many open green spaces such as the Oldbury Court Estate and the Coombe Brook Nature Reserve. Areas for activities are plentiful with the Bristol to Bath Cycle Path running through this part of Fishponds. The area has seen several cafés established nearby, becoming very popular, such as The Crafty Egg, FED, Mi Cafe Su, and Porto Lounge. The Star, just nearby, is a great community pub and has become a great spot for local events, as well as showcasing some of Bristol's best local beers. For commuters, Fishponds is very convenient with ease of access to the M32 and M4 motorways, as well as just being a short cycle, drive or bus journey into the city centre or to large areas of employment across North Bristol.

The house itself is in a quiet rank of three modern homes, set back from the main road. The houses benefit from generous rear gardens which has level access out from a spacious lounge/diner to the rear of the house. The ground floor also has a modern kitchen and a downstairs WC. Upstairs, there are two double bedrooms, a single room and a family bathroom. Being around six years old and well looked after by the current tenants, the home is ready for its new owner. This more modern home also brings with it good energy efficiency, rated as a B (85).

Broadband availability and predicted speed: obtained from Ofcom on August 18, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 18, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 24, 2017 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
