THE PROPERTY
Tucked away near the heart of the most popular village of Chideock, first glimpses of Vane House are most impressive, with its most attractive stone façade and pitched tiled roof.
Dating back to the mid-1950s this wonderful family home has undergone a fastidious programme of works over the years, and is now immaculately presented offering superb and very flexible accommodation.
On first entering the property it is difficult not to smile, with a delightful hall and coat cupboard leading into the spectacular sitting room, perfectly proportioned and with a central open fire made of Portland stone. There is also a cloakroom on the ground floor and a large boot room, and a fantastic garden room with sliding doors opening out to the delightful gardens. Worth a special mention is the stunning family kitchen which is quite simply 'as good as it gets' with a large dining area at one end and easily enough room for a breakfast/dining table, a breakfast bar and a number of bespoke wall and base units incorporating a 5 ring AEG hob. Like many rooms in the house there are wonderful views over the garden and countryside beyond.
The bedrooms are situated on the first floor, with three beautiful bedrooms including a large principal bedroom suite with a dressing area and en suite shower room. There is also a separate bath and shower room and the possibility of extending into the loft, subject to the necessary planning consents.
Surrounding the property is the most delightful garden, mainly laid to lawn - a utopia for children and animals, with a lovely front garden with ornamental pond. The property is accessed by electric ornamental gates with ample parking. There are solar panels on the roof with a healthy FIT return of approx.. £2,000 pa. To the side of the house and the rear is a large paved sitting and entertaining area, ideal for al fresco dining, a greenhouse, large workshop with hot and cold water and a dog bath, large store, single garage and even a separate wooden sauna room. All these buildings offer huge flexibility, including the possibility of a garden office or games room.
All in all, this would make a wonderful primary or secondary home in an idyllic yet very convenient location.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 19, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on May 11, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
