* NO ONWARD CHAIN* Walton on the Hill is a village full of history, it is said that Henry VIII visited and stayed regularly whilst on hunting trips to the Kings wood, and so it stands to reason that within the village are a few rare houses that have survived the centuries, and now act as a glorious monument of times gone by. Well, Ebenezer Cottage is exactly that type of house; dating back to the 18th Century, this Grade II listed property has been painstakingly looked after by its current custodians and is now ready for a new chapter in its rather long story.

Boasting 4 bedrooms, 3 bathrooms, 4 reception rooms, and a whole bunch of period character, all measuring in at over 3,800 sqft right in the middle of Walton on the Hill Village.

The Kitchen was entirely remodelled by the owner just last year, in collaboration with the fantastic Blackbrooks Kitchens in Tadworth. With vaulted ceilings, skylights, sleek white worktops contrasting against modern grey units, large storage cupboard, integrated Mielie dishwashers, and space for all other appliances (Appliances themselves are subject to separate negotiation, ask one of our team for further details). Leaving the contemporary haven that is the kitchen, you are quickly reminded of the properties history, with original beams lining every wall. The hallway contains a storage cupboard, downstairs cloakroom and access to the garden, as well as a stairwell upstairs, an access door to the storage cellar, and access to the rest of the reception rooms. The sitting room has an intimate, friendly atmosphere; with a log burning stove on one wall, and two large windows overlooking the garden to the rear. The family room is larger, with an open stone fireplace worthy of a king! Pretty windows line the rear wall, and there is a storage cupboard in the corner. Now for our favourite room of the house, the pub! A fully equipped bar transforms the space into a truly unique entertaining area, and a large games room situated just behind the bar, makes this a contender for the best Pub in Walton! At the foot of yet another staircase leading upstairs is a full bank of built in storage, neighboured by a rather large bath / shower room.

Up the flight of stairs is an impressively sized bedroom, with vaulted ceilings, fire place, and windows facing each other from either end of the room. The main staircase from the hallway at the centre of the house leads up to the three remaining bedrooms. The principle room is the second largest, with its own en-suite, and southerly view over the garden. Bedroom number three is currently a twin, with vaulted ceilings and a rear facing window. The fourth and smallest room is dual aspect looking over the garden, though still plenty big enough for a double. The family bathroom is situated off the landing.

Outdoors, the property is accessed through the communal driveway of Pond Farm close, a small private development of houses built in the 1990s. A section of front lawn with the original front door faces the drive, as does the parking area for 2 vehicles to the side of Ebenezer cottage. The rear garden is south facing, with beautifully maintained hedging, lawns, fish pond and patio area. To the side of the house is a fire pit perfect for hosting, and flower beds along the boundary.

With a picturesque pond at its centre, Walton on the Hill is an idyllic setting for modern family life. Positioned on the North Downs, surrounded by beautiful Surrey countryside, it is often hard to believe that London is really quite close and very accessible. Few villages are so well sited, an Area of Outstanding Natural Beauty extends for miles around Walton on the Hill, with hundreds of acres of heaths, commons and woodland just waiting to be explored. Golfers will be in their element, with a choice of challenging courses including the renowned Walton Heath. Equestrian facilities are in abundance with the famous race course on Epsom Downs close by. Cycling is also very popular in the area and nearby Box Hill is famous for its challenging climb offering panoramic views. There is a fantastic local Primary School in the village as well as nearby Chinthurst and Tadworth Primary. A wide range of both state and independent schools for secondary education are also close by. The village itself has a number of lovely pubs, hairdressers, butcher, Co-Op, cafes and independent shops. A short walk gets you to Tadworth and onto the local line up to London Bridge or Victoria in less than an hour. Close too is the M25 with good access to both Heathrow and Gatwick Airports.
