Property description & features

"This has been the perfect first home. We have enjoyed many a sunny evening perched upon the high point with a barbequed sausage and cold bottle in hand, staring out at the suspension bridge beyond. On lucky occasions, we have even been serenaded by a talented group of Saxophonists who practice in a nearby coppice of trees. Much goes on in this wonderful park, from yoga classes and dog shows to tennis matches and Sunday music sessions, all of which have been a joy to participate in. The gastronomy in this location is also excellent; we have the Star and Dove fine dining pub just a hop across the road and the delectable Bedminster Loaf café a mere stroll across the park. I was nervous about venturing South of the Avon eight years ago, but due to the fantastic community of Totterdown, with its iconic coloured houses, esteemed art trail and proximity to Temple Meads, I have never looked back."

St Luke's Road is placed on the borders of Victoria Park and Totterdown, with this property sitting in a row of Victorian three-story homes. This street has the best of both worlds, with a fantastic array of cafes, restaurants and independent shops on Wells Road, as well as the open green spaces of South Bristol. Places on Wells Road, such as Fox & West, an independent cafe and greengrocers selling a diversity of local produce, Southside Bar and Farrow's Fish & Chips offer some of the best options in the city. On from this, the Star & Dove, a gastro pub, is opposite and The Victoria Park pub to the other side of Hill Avenue offering further options. Green spaces are in plentiful supply, with Arnos Vale being an idyllic Victorian garden cemetery with the cafe at its heart, the incredible views of Perrett Park, as well as the 50 acres of Victoria Park. Totterdown offers easy access to and from the city, with Bath Road offering an easy link to Bath, the Portway taking you to the M5 and the M32 to the M4 and beyond. Temple Mead Train Station is also a short walk or cycle away, offering connections nationally. Travelling southwards, you find yourself in the Mendips, an area of outstanding natural beauty.

Set in the middle of a row of Victorian properties is this beautifully presented four double bedroom home. You enter the property on the hall floor with two double bedrooms, both with wooden floorboards and period fireplaces, as well as a bathroom with exposed brick wall, bath with rainfall shower, and an upcycled chest of draws with a sink placed on top. The first floor has two more double bedrooms, one with fitted wardrobes to either side of the chimney breast and the other with a cupboard, alongside a shower room with rainfall shower head. The lower ground floor has a large open-plan kitchen dining space with farmhouse floor tiles, wrap-around kitchen with wooden countertops and a plentiful supply of cupboard space, and a living room to the other side with parquet flooring, a log burner nestled into the fireplace, and stunning double doors that open up onto a large tranquil south-west facing garden.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 31, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
