Lot 2 comprises a useful block of generally south facing grassland and arable land with multiple access points off Pike Hall Lane which forms the southern boundary.

The land is suitable for mowing and grazing with a number of field parcels under arable rotation and is bordered by dry stone walling and post and wire fencing in part. Water is connected.

Lot 2 includes part of an off lying stone barn with the property boundary dissecting the building in field parcel 9411. The building may provide opportunities for alternative uses subject to the necessary consents.

Wind Turbines
There are two owned Endurance E-3120 wind turbines within Lot 2. Planning consent for the wind turbines was granted on 7th December 2012, for a 25 year period to commence upon erection of the first turbine which took place in March 2014.

The turbines supply power to the farmhouse and buildings with additional supply exported to the national grid. Grid connections were secured in March and May 2014.

The turbines benefit from FiT payments to Drax under two different rates. Further details are available from the sole selling agents.

Should Lot 2 be sold separately, then any connections to Lot 1 will require capping.

The land is classified principally as Grade 3, with some areas of Grade 4 and 5 according to the Natural England Land classification maps.

According to the soil survey for England and Wales, the soils are shown as belonging to the Dunkeswick, Haslow and Malham 2 series.

The Dunkeswick series is described as slowly permeable seasonally waterlogged fine loamy and fine loamy over clay soils associated with some other clayey soils. Dunkeswick is suitable for grassland in moist lowlands and some arable cropping in drier lowlands.

Haslow series is described as slowly permeable clayey soils often over shale. Some are well drained fine loamy soils. Haslow is suitable for permanent and short-term grassland with dairying and stock rearing with some winter cereals.
