Elgin Villas is a pair of Victorian villas built in the 1880's on the lower slopes of Lyncombe Hill. Accessed via stone pillars, a path leads through an attractive iron archway and gate to No. 14. A substantial detached, double bay fronted villa (not listed), the property is set in an elevated position within this conservation area with gardens to the front and rear. This leads through to a breakfast room, where are doors leading out to a rear terrace. Upstairs there are five bedrooms and a wonderful wide landing with windows to the front where the views are spectacular. The principal bedroom is particularly spacious and features a bay window, an en suite bathroom and a dressing room.

The lower ground floor comprises of two generous rooms and two storage rooms. There is a separate side entrance so this space offers multifunctional uses such as a home office, gym, playroom, music studio or cinema room.

Outside

From the pillared entrance on Lyncombe Hill, through a wrought iron gate and arch, a gravel pathway meanders through the front garden with lawn, mature evergreen trees and hedges and then stone steps to a full width stone terrace leading to the front door. This is a lovely spot to relax and enjoy the view. At the rear of the house the large garden is enclosed by walls and fences. It slopes up and is divided into three areas: lawn, a large decked terrace and a further lawned area. This part of the garden enjoys the most fabulous panoramic views across the city. From here there is a side access to the Jacobs Ladder steps and footpath leading up to Alexandra Park. To the other side is an additional wild garden area.


Lyncombe Hill is located on Bath's southern slopes. Nearby Widcombe benefits from a vibrant village community feel and Widcombe Parade provides a wide range of local amenities including independent shops, pubs, restaurants, a deli, newsagents, local supermarket, vet and doctors and dental surgeries. Prior Park garden centre is just a 5 minute walk, where helpful garden advice is always on hand and there is a pet centre, farm shop and Secret Garden Cafe. The World Heritage City of Bath offers a wide range of shopping, a fine selection of restaurants, The Theatre Royal, museums and galleries, as well as good sporting and recreational facilities. There is an excellent choice of schools; Beechen Cliff, Prior Park College, The Paragon Prep School and Widcombe Infants and Juniors schools being particularly close. Bath Spa station is a 5/10 minute walk with its high speed rail services to London (approximately 75 minutes).
