Situated on the quiet and private Bay View Estate, The Sheiling is a fabulous example of a detached family home in one of the South Hams' most sought after villages. Arranged over two floors, the versatile accommodation is spacious and bright throughout and stepping into the welcoming entrance hall really sets the tone for what is to come. The well equipped kitchen is integrated with a range of appliances including a double oven, a dishwasher, an electric hob and a larder fridge. Beyond the kitchen is convenient utility/boot room with its own external access. The open plan dining and sitting room is a delight with feature corner wood burner and large picture windows and glazed door to the terrace to maximise the views across the fields to the sea. Beyond the living accommodation there are two double bedrooms, both with built in storage and one of which is currently used as a study as well as a ground floor bathroom. There is a wonderful annexe/studio with large bay window and its own shower room which can either be used as part of the main house, or separated as it benefits from its own external access and area of garden.

Stairs rise to a generous landing with built in storage which leads to a fabulous principal bedroom with far reaching sea views and built in wardrobes. There are two further double bedrooms on this floor, both of which also have lovely sea views as well as a family bathroom.

Gardens and grounds
Immediately outside the living accommodation there is a lovely paved terrace area to the front as well as a decked sun terrace to the side. Beyond this the formal garden is beautifully private and is largely laid to lawn and bordered with mature trees and shrubs. There is ample driveway parking as well as a garage and a gardeners’ store.

Location

Stoke Fleming is a popular coastal village which lies within the South Devon Area of Outstanding Natural Beauty. The thriving community offers a general store/post office with banking facility, a primary school, a church, a hotel, a popular village pub and bistro restaurant / wine bar. There are over forty groups and societies in the village, catering for all interests and ages. Stoke Fleming is situated along one of the most beautiful parts of the coastal road which links Kingsbridge and Dartmouth and benefits from a regular bus service connecting the two towns. The South West Coast Path flows through the village and offers magnificent scenic walking in both directions, to Little Dartmouth, Dartmouth Castle and Dartmouth itself and to Blackpool Sands, a Blue Flag beach and a jewel in the South Hams’ crown.

Dartmouth which lies some two miles distant, offers secondary schooling, a wealth of shops, boutiques, galleries, pubs and restaurants and is home to the Britannia Royal Naval College. There are also a number of annual festivals, including the Dartmouth food festival and the Mayflower 400. The town’s deep-water port attracts sailing vessels from all over the world and is considered to be one of the prettiest in Europe. The nearby town of Kingsbridge offers further amenities and schooling and Totnes offers a main line rail link to London Paddington 2 hours 40 minutes).

Broadband availability and predicted speed: obtained from Ofcom on May 17, 2023

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 15, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
