The Land
The land extends to approximately 46.02 acres (18.62 hectares) and is divided into three different parcels and is for sale as two lots identified on the sale plan. Lot 1 is shaded red on the sale plan with lot 2 shaded blue. All parcels of land benefit from good access directly from the A57. The majority of the land is classified as grade 2 on the Agricultural Land Classification Map with soils forming part of the Worcester soil series.

The land is currently all down to miscanthus having been planted over 15 years ago. The vendor has previously been contracted to supply miscanthus straw from these fields to a third party, this contract has now terminated and the land can be reverted to traditional combinable production. There is at present a strong market for miscanthus, sold to third parties and power stations directly. Purchasers having the opportunity to enter contracts for a set period of time or look to sell the crop annually.
