Description

The Windmill House is an attractive period property believed to date from 1840 which for many years was a former pub known as The Windmill Inn until it closed in 1970. The current owners acquired the property in 1976 and much work was carried out at the time although the property would now require full refurbishment. The house retains much attractive period detail and has three good reception rooms including a spacious sitting room overlooking the lovely walled garden. On the first floor there is a charming principal bedroom with en suite bathroom, three further bedrooms and a family shower room. There are also some useful outbuildings including a barn. A workshop and potting shed can be accessed externally or via the sitting room and may offer the opportunity to further extend the ground floor accommodation, subject to the necessary consents.

The house is approached from the west onto a gravelled drive and parking area which lies to the front and west of the house and there is a further gravelled parking space to the north of the house between the house and the barn. The barn is traditionally constructed largely of brick and flint under a pantile roof with a pair of timber doors. Adjoining the barn there is a useful WC.

The garden is a particularly lovely feature of the property and lies to the rear and east of the house. It is largely laid to lawn with well stocked mixed shrub and herbaceous beds and bounded by a fine old brick and flint wall to the north. There are a variety of fruit and ornamental trees including a Judas tree and a fine mature beech. At the bottom of the garden there is an area of shrubbery interspersed by paths and with a variety of old fashioned shrub roses as well as rambling and climbing roses. The garden is entirely walled and along the south wall there is a range of outhouses traditionally constructed of brick and flint under pantile roofs and divided into a workshop and potting shed. The garden in all extends to about 0.32 of an acre.

Location

The village of Sutton is situated about 1½ miles from Stalham which has excellent shopping as well as a staithe with access to the Broads Network. Hickling Broad, the largest of the broads, is about 1½ miles away and has a nature reserve run by the Norfolk Wildlife Trust. Further local shopping facilities can be found in the village of Ludham which is about four miles whilst Wroxham, the acknowledged centre of the Broads Network, is about nine miles. There are fine sandy beaches along the northeast Norfolk coast which is about three miles away.

Norwich, the cathedral city and regional centre of East Anglia, is about 18 miles to the southwest. This popular cultural city offers an extensive shopping district comprising national retailers, charming boutiques and specialist independent stores. There is also a fantastic mix of theatres, cinemas, galleries and museums.

There is a mainline railway service from Norwich to London Liverpool Street with a fastest journey of 90 minutes. There is a good mix of private and state education options in Norwich as well as the University of East Anglia.
