'Barley Lodge' originally formed part of the Historic Barley Wood Estate that sits directly behind it. The cottage itself was constructed in 1934 as staff accommodation and displays much of the lovely original features of the time including handsome brick elevations, Broseley tiled roof and pretty bay windows. Approached via a private tree lined driveway that rises gently from Long Lane, the property sits central to the plot with plentiful parking to the left-hand side that includes an open Oak car barn and a separate brick built double garage. You enter the property via an attractive storm porch with plenty of space for decamping muddy boots and cloaks, a lovely wood panelled door with a leaded glazed windows leads you through into the first reception room, a delightful dual aspect bay fronted sitting room. Enjoying a superb outlook over the front garden and views beyond, this incredibly homely room benefits from a cast iron wood burner with oak mantle that provides a wonderful focal point to the room. Polished wood effect flooring, an open wooden staircase to the rear, and an exposed timber beam, affords the room even more character. Moving through an open archway to the side you continue into the dining room, another light filled room with French doors leading out to a large superbly positioned terrace. To the rear of the dining room a door leads into a beautifully appointed kitchen fitted with a good range of shaker style units, with a lovely brick tiled splashback, and wood effect work surface, the kitchen benefits from twin eye levels ovens, with a microwave oven above, induction hob and integrated dishwasher and fridge, in addition there is also a fabulous walk in pantry behind a stunning stained glass door, including integrated freezer, along with a handy utility room and door leading out to the rear garden. Completing the ground floor accommodation is a super master bedroom which has dual aspect windows including a front bay window and its own well- appointed en-suite shower room. There are also fitted wardrobes and polished oak effect flooring. On the first floor are the three further bedrooms, including two double bedrooms to the front of the house which undoubtedly have some of the most incredible views you will find within the property; the bay fronted bedroom to the right also has a range of fitted wardrobes. There is a smaller but adequate child's bedroom or study to the side and a lovely family bathroom complete with a white three-piece suite. The truly delightful garden sits primarily to the front of the house where a formal lawn is bounded on both sides by attractive specimen trees and shrubs. There is a fabulous dining terrace that flanks the outside of the house and has a small number of stone steps that link it to the lawn. The North, West and Eastern boundaries are a mixture of evergreen tree varieties that provide a high degree of privacy and shelter. As mentioned many times before the outlook from the garden and indeed the house are outstanding with uninterrupted views over the patchwork quilt fields of the Wrington Vale, with the Mendips Hills rising imperiously in the distance.
Situation
Situated with good access to local amenities and surrounded by beautiful countryside, Wrington () is the jewel in the crown of the Wrington Vale and one of the most sought after villages in North Somerset. Picturesque with a lengthy and interesting history, it benefits from facilities usually reserved for a larger town, including two pubs (one with an excellent restaurant), church and a chapel, a primary school (awarded 'Outstanding' by Ofsted), post office, public transport, garage, pharmacy, dentist, coffee shop, grocery shop, off licence/convenience shop and even two florist/gift shops (one in the village centre and one on the outskirts). Secondary schooling is available at nearby Churchill Academy and Sixth Form Centre (), also recently awarded 'Outstanding' by Ofsted (with transport for local children provided daily), and which also benefits from a modern sports complex open to the general public. Further schools, both state and private, are at Bristol, Backwell, Wraxall and the Chew Valley. The area around is well known for its beauty and offers a variety of community pursuits. Indeed, riding, walking, fishing, sailing and dry skiing are just some of the activities available within a few miles. The village itself is within commuting distance of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20) and St. Georges (junction 21). There is an international airport at Lulsgate and a mainline railway station at Yatton.
Directions
Travelling from the centre of Wrington proceed up School Road and turn right at the top into Long Lane, continue along the lane and just after the turning to Barley Wood there is a second turning on the left that leads to Barley Lodge. ///deleting.looks.purse
Our vendor says... Barley Lodge has been an incredible family home for the past 15 years. We adore the secluded garden and the wonderful southerly views across Wrington Vale and to the Mendip Hills beyond.
We have noticed... Barley Lodge occupies such an idyllic position, the incredible backdrop of the Barley Wood estate to the rear and the wonderful southerly views to the front and simply magnificent. The property is beautifully balanced but also has huge future potential.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 5, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
