Alm Lodge is a converted barn situated within a tucked away rural hamlet in the North Cornwall countryside. It was converted around 2011 and offers high quality accommodation along with character and charm.

The reception space includes a dual aspect lounge with an attractive granite stone fire surround within which sits a wood burning stove on a slate hearth. A few steps up to the formal dining room which has direct access via double doors to the rear and to the ground floor wet shower room/WC. The modern kitchen is equipped with a range of units and included in the sale is an electric hob, extractor and electric oven, along with a washing machine and dishwasher.

On the first floor are three bedrooms. Two of the larger rooms have wardrobe recesses and bedroom two has an en-suite wet/shower room/WC. Bedroom three is a small room which could be used as an office/cot or hobbies space. The family bathroom has a four piece suite including an exceptionally large bath and a separate shower cubicle.

Warmth is generated via calor gas fired central heating. There are traditional wood external windows and doors and the barn has PV solar panels to reduce energy bills with an income generated by a generous feed in tariff.

Outside, is a driveway providing off road parking for many cars. The lawned gardens lie at the front and are level. There is outside lighting, a cold water tap and outside power point. Two large and useful timber storage sheds are found.

This property has been the home of our current vendors for a short time and was successfully run as a holiday cottage previously.

Billacott is located within a few miles of North Petherwin village and Brazacott where there is a county primary school. This peaceful location is also within the popular Holsworthy, Bude and Launceston triangle with all three towns offering an excellent range of shopping, commercial, educational and recreational facilities. The A30 dual carriageway can be accessed at Launceston providing access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. Exeter offers extensive transport links including the M5 motorway, mainline rail network and a fast growing regional airport. The coastal resort of Bude is renowned for its sandy beaches, rugged coast line and miles and miles of cliff top walks.
From Launceston Town Centre proceed down the A388 (St Thomas Road). Upon reaching the roundabout at Newport continue straight ahead up St Stephens Hill heading through St Stephens. Continue along the B3254 towards Bude passing through the Hamlet of Yeolmbridge and after a couple of miles at the junction at Langdon Cross take the left hand turning towards North Petherwin. As you proceed to the centre of the village turn right at the main crossroads passing the Church on the right hand side. Continue heading along this road for a couple of miles proceeding through Brazacott and continue towards Troswell until reaching the next crossroads. Turn left signposted towards Billacott. Continue until reaching Billacott where if you continue through you will see Alm Lodge on the left hand side before you exit the hamlet.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
