PROPERTY
This charming period cottage built in 1836 is situated on a quiet lane in the centre of Riverhead village.

The front door leads into the sitting room which has a lovely bay window to the front, exposed floorboards, built-in shelving and a feature fireplace with ornate tile surround. The wooden flooring flows through into the kitchen which has a handmade Rencraft kitchen in a Shaker style with a complimentary solid wood worksurface running over. The walls are partly tiled and there is a wonderful butler sink and space for a dining table. A part glazed door leads into a lobby area which houses the boiler and gives access to both the downstairs bathroom and also out to the garden. The bathroom is neutrally decorated with tiled floors and walls, which feature mosaic detailing. It is fitted with a white suite comprising bath with shower over and glass screen, WC, pedestal basin and heated towel rail.

Between the reception room and the kitchen, stairs descend down to the lower ground floor. This room is currently being used as a study however it offers versatility for it to be used for many purposes and benefits from natural light and central heating.

Ascending the stairs to the first floor the landing gives access to 2 double bedrooms, both of which benefit from a built in wardrobe and an original cast iron fireplace.

OUTSIDE
The property is set behind attractive black metal railings with a gated pathway leading to the entrance door.

At the rear there is a handy brick built outbuilding which has power connected and can provide a useful utility / storage area.

The garden itself is mainly laid to lawn and approximately 60 feet in length. The borders running along either side are planted with an array of colourful shrubs and flowering plants. There is plenty of space for children to play or to sit and relax in the sunshine. A timber shed to the back of the garden provides further outdoor storage.

LOCATION
The property is located on a one way street in the centre of Riverhead Village, 0.9 mile from Sevenoaks mainline station (fast rail services to London Bridge, Waterloo East, Charing Cross & Cannon Street in as little as 23 minutes).

There are numerous shops and amenities on the doorstep including a dentist, chemist, optician, barbers, butchers, a Tesco superstore and numerous other restaurants and food outlets in Riverhead itself. The property is also in close proximity to a number of parks and there is a footpath nearby to Sevenoaks Wildlife Reserve.

Sevenoaks High Street is approximately 1.5 miles away, where one can find a further range of shops and restaurants and recreational facilities including the leisure centre, the Stag theatre and cinema and the fantastic Knole Park with 1000 acres of deer parkland and Knole House to explore.

Access to the M25 (junction 5) and A21 can be found at the Chevening interchange which leads to the major motorway network providing easy access to Gatwick Airport, Channel Tunnel Terminus and the South Coast.

Broadband availability and predicted speed: obtained from Ofcom on January 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 12, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
