Description

CLIFTON HOUSE
Clifton House is an impressive country house, built in 1991, with brick elevations under a clay tile roof. It has spacious and flexible light filled accommodation arranged over three floors. It has been finished to an exacting standard and is beautifully presented throughout. To the ground floor the main reception rooms open from the reception hall with double doors opening to the double aspect drawing room which has an open fireplace with log burning stove and doors opening to the garden terrace. This room leads to the lovely dining room with doors to the garden and kitchen. From the drawing room steps rise to the charming sitting room with large windows overlooking the front and side gardens. The kitchen/breakfast room has a range of painted wall and floor units and is well equipped with built-in appliances. An elegant staircase rises from the hallway to the first floor accommodation. There are four large bedrooms, all of which are en-suite, and a good sized study which could provide a sixth bedroom if required. The elegant principal bedroom suite occupies the entire second floor and takes full advantage of this large, light and airy space, having a dressing area, sitting area and en-suite shower room with a separate sauna.

CLIFTON VILLA
Clifton Villa is a detached dwelling in the grounds of Clifton House providing extremely attractive secondary accommodation. The reception space is an open plan sitting and dining area, open to the kitchen with doors to a garden terrace and stairs up to a mezzanine study area. There are three good sized bedrooms, one with an en-suite bathroom, a family shower room and separate WC. There are two store rooms attached to Clifton Villa but accessed externally.

OUTSIDE
Clifton House & Clifton Villa are accessed from the drive via electronically controlled gates opening to a central turning circle and generous parking area for several cars. The main house has a hard tennis court to one side and is surrounded by beautifully landscaped gardens which are laid mainly to lawn interspersed with beds planted with a variety of mature shrubs and perennial plants. There is a detached garden room and terraces run along the side and rear of the house providing the perfect place to enjoy the beautiful private setting overlooking the garden and surrounding woodland. Clifton Villa, with its own area of garden, is located opposite Clifton House to the side of the driveway where there is also a double garage with workshop to the rear. Access to the Chiltern Way footpaths is directly outside the gate, and the charming local pub the Dew Drop is a 10 minute walk through the forest.

Agent's note:
Please note that 0.64 of the 1 acre plot is on a long lease.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
