LOCATION
Harrabeer Country House is located on the edge of the village of Yelverton, set down a quiet rural lane yet within walking distance of the village centre which provides a hairdresser, beauty parlour, dentist, doctor’s surgery, Co-Op, cafes, butcher, car repair garage, petrol station, a vet practice, cricket club, golf club and The Rock Inn which is known locally for its good food.

Yelverton is located on the A386 Plymouth to Tavistock road with Tavistock being 5 miles away set on the river Tavy, providing further amenities and facilities including sporting facilities such as tennis and bowling clubs plus shops, supermarkets, a cottage hospital, restaurants, primary and secondary schools and independent Kelly College.

Plymouth, the commercial centre for the area, is located 9.5 miles to the South with theatres, cinema, a shopping centre, national aquarium and The Hoe made famous by Sir Francis Drake. The city provides further access into South East Cornwall via the A38, the Tamar Bridge or the Torpoint Ferry to the popular Cornish villages of Looe, Polperro, Fowey and Mevagissey.

THE BUSINESS
Harrabeer Country House has been totally refurbished over the last couple of years by the present owner who has established a successful holiday business within Dartmoor National Park. The property has been in the same ownership since May 2021. The gardens, which are landscaped and in good condition, are an integral part of the property.

The two self-contained 1-bedroom apartments, The Threshing Barn (ground floor) and The Hayloft (first floor), plus the 2-bedroom owner’s accommodation have been refurbished to a high standard. The extensive works undertaken to the manor house include new kitchens and bathrooms.

The manor house has the potential to be let as a large holiday let (sleeping 12) to maximise its income or to be occupied as an owner’s accommodation to the business. There is a predicted turnover of around £40,000 per annum if let as a large holiday let. The 2-bedroom owner’s accommodation could also be let on a holiday letting basis.

The business is promoted via the website: along with external website providers including booking.com, Expedia and TripAdvisor. In addition, holidaycottages.co.uk is used for the letting of The Hayloft only.

The business had a gross turnover year ending 2022 of approximately £57,000 from a limited season of May-October for the B&B accommodation and May-December for the two self-contained holiday lets. In the previous year, the gross turnover for 2021 was approximately £41,000 from a limited season (May-October) and did not include The Threshing Barn (ground floor apartment) which was not available to let during that year. The Threshing Barn (ground floor apartment) takes dogs whilst the other accommodation does not at this time.

Three of the rooms within the manor house are currently used for guest accommodation (bedrooms 2, 4 and 5) which have flat screen TVs, en-suite shower rooms and tea and coffee making facilities. The current tariff for the bed and breakfast rooms are £95-115 per night. Further trading information can be provided to bona fide purchasers.

HOLIDAY LETTING APARTMENTS
Each apartment was converted from a traditional 17th century stone barn in 2003 and includes such features as beamed ceilings, exposed roof trusses, natural stone walls, wooden floors and have been refurbished with new kitchens, white bathroom suites, flat screen TVs, furniture and gas central heating.
