History
Tormarton Court has origins going back to the 16th century with further alterations during the 17th and 18th centuries. However, the external structure of the house today is largely based on the remodelling that took place in 1812 for Lord William Somerset, a son of the Duke of Beaufort at nearby Badminton House and Rector at St Mary Magdalen Church which stands opposite the house. The ownership passed from the Badminton estate to the Church Commissioners who in turn sold it to the first Lord Altrincham, Edward Grigg who renamed the house Tormarton Court. John Grigg has become more of a household name recently owing to his central role in series two of Netflix's The Crown. In 1996 the current owners bought the house from the Grigg family and completed a major restoration of the estate.

Lot 1 Description
Tormarton Court is a beautiful Georgian grade ll listed house that will particularly appeal those who want to live in the country, whilst maintaining easy access to Bath, Bristol and London. The many period features define this property as one of great refinement and include a beautifully lit large reception hallway, with original oak staircase, delicate ceiling cornicing, panelled doors and fan lights, along with original stone floors, and working fireplaces which all add to the texture and wealth of this handsome house. This property comprises of a beautifully restored residential Georgian grade ll listed house, a substantial Coach House, and a separate barn conversion (Somerset House) currently used for commercial purposes. The buildings are set in approximately 10 acres of mature garden with outdoor swimming pool and walled garden. The property has SDLT and mixed use status which reduces the Stamp Duty from 12 or 15% to 5%. It is worth noting that during the current owner's time at the house it has undergone an extensive renovation project which includes all the main services, the roof, the garden and pool, and all the outbuildings.

External Buildings

The Coach House
The Coach House has dual residential and commercial planning consent. This handsome building is currently arranged as high quality office space but could easily be converted for secondary residential accommodation to the main house. Depending upon the requirements of the owner, it would be ideal as office space, staff accommodation or use by a dependent relative. Alternatively, it could be a separate letting property. There is also the option of using part of the ground floor as garaging.

Garden and Grounds
The gardens and grounds at Tormarton Court extend to over 10 acres. This private paradise captures every season and mood. The house is approached by a generous gravel drive and forecourt to the north front and features a pleached hornbeam and clipped box parterre which provides an added dimension to the facade. A beautiful walled garden, now fully restored is a major feature of the gardens. It incorporates formal lawn areas, a highly productive kitchen garden, a flower cutting garden along with espaliered and fanned fruit trees. A quite remarkable mature laburnum vine and wisteria covered arch leads to a centrally located heated outdoor swimming pool (with automatic safety cover). There are conveniently located changing and showering facilities.

Lot 2 Somerset House - Available by separate negotiation
Orientated away from the main house, this large detached period stone barn has been converted to a very high standard to provide significant (2842 sq ft) space. It is currently let providing significant rental income and will add to the SDLP and Mixed Use status of this property. There is approval in principle to convert to residential use.
