Property description & features

  • Tenure: Freehold
A fantastic detached family home tucked away on the edge of this delightful village with unspoilt countryside views and a superb annexe (currently used as a recording studio.)

THE PROPERTY
Tucked away on the edge of the most picturesque village of Hooke and approached by a very pretty gravelled driveway, first glimpses of Springfield are most impressive with its attractive stone facade under a pitched slate roof.
The property underwent a fastidious programme of works in 2003/2004, and is now immaculately presented and takes full advantage of the peaceful and tranquil position with unspoilt countryside views and the wonderful sound of birdsong and the meandering river echoing around the garden.
On first entering the property there is a real sense of charm, space and light with a large hallway with stripped wooden flooring and currently used as a study area. To one side of the hallway is a magnificent and perfectly proportioned sitting room with sliding glass doors giving access to a paved terrace, ideal for al fresco dining. There is a Stovax wood burning stove and a huge amount of natural light.
The family kitchen is quite simply 'as good as it gets' with a large dining area and plenty of room for a breakfast/dining table, with a kitchen area to the other end incorporating a range of pretty wall and base units and large breakfast bar. There are again sliding doors opening out to the garden and taking full advantage of the superb views. On the ground floor is a utility room and a perfect sized bedroom and separate shower room, ideal for guests or an elderly relative.
The principal bedrooms are situated on the first floor, with three beautiful bedrooms all with superb views. There is also a family bath and shower room and large boarded loft.
The delightful garden surrounds the house and is mainly laid to lawn with well-stocked borders and many areas to sit and enjoy this truly magnificent location.
To the side of the house is a superb separate barn/studio, purpose built and acoustically treated with complete sound insulation inside and out, and currently used as a very successful recording/mixing studio, with patio doors, Velux windows and a mezzanine floor. This could of course have a number of alternative uses, including extra living accommodation.

LOCATION
The small village of Hooke is nestled in beautifully unspoilt countryside and comprises a mixture of character period homes and more modern properties, with a 15th Century church and Wren's Nursery set in the beautiful grounds of Hooke Court. There are many lovely walks from the property, which is surrounded by hills, woodland and rolling pasture, much of it designated an Area of Outstanding Natural Beauty. The stunning Jurassic Coast, a World Heritage Site, is approximately ten miles to the south.
The attractive and popular town of Beaminster is just 4.5 miles, with an excellent range of facilities including a butcher, baker, post office, chemist, hardware store, convenience stores, greengrocers, two doctors' surgeries, veterinary surgery, independent gift and tea shops, restaurants, public houses, hotel and leisure facilities.
The larger town of Bridport is 8.3 miles and retains an excellent number of independent shops and restaurants and a thriving street market on Saturdays and Wednesdays. A choice of supermarkets is available in or around the town including a Waitrose. There is a cottage hospital, large medical centre, leisure centre, Arts Centre and two theatres. Crewkerne with a mainline railway service to London Waterloo is just under 10 miles, with the County Town of Dorchester and Yeovil within easy distance and offering a large range of facilities including mainline rail services to London Waterloo.

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 27, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
