The Property

Tucked away on the northern edge of the village close to the parish church, Court Hill House has a lovely location with far-reaching southerly views over the surrounding countryside. The layout of the accommodation is highly adaptable with a reception hall providing access to three good reception rooms, in particular a spacious sitting room over 27' in length. All reception rooms have large picture windows to make the most of its impressive views. The nearby kitchen is situated on the northern side of the house. In addition to the principal reception rooms, a lobby leads through to a downstairs bedroom with adjacent shower room. The separate utility room keeps the white goods away from the main living areas of the house and there is also an additional home office and integral garage. It is thought that this part of the house could be adapted to provide an annexe for guests or extended family members if desired, subject to any necessary consents or compliance with building regulations.

On the first floor a spacious landing provides access to three bedrooms including a principal suite with shower room whilst two further bedrooms are served by a nearby bathroom.

Outside

A five bar gate opens on to a gravelled approach to the north of the house with plenty of parking and leading to the integral garage. Mature gardens lie predominantly to the south with a broad terrace running the length of the house and approached by way of doors from the garden room, dining room and utility room. The terrace has far-reaching views and steps lead down to the garden which is laid principally to lawn with a colourful variety of well-established shrubs and a number of trees. A productive vegetable garden lies slightly to the west with nearby greenhouse and shed. In all about 0.4 of an acre.

The Location

The pretty village of East Dean can be found about 7 miles to the north of Chichester, surrounded by some of the richest countryside in the South Downs National Park and within easy reach of numerous footpaths and bridlepaths. Set around a central green with pond, the village has its own public house, village hall and parish church, whilst both the neighbouring villages of Singleton and West Dean have a primary school. The extensive facilities of Goodwood, including its country club and private members club, can be found close by, only 3 1/2 miles to the south. Apart from providing a full horse racing calendar, Goodwood also plays host to the Festival of Speed and the September Revival meeting at its historic motor circuit. The Weald & Downland Open Air Museum at Singleton and the College at West Dean also provide facilities for various crafts, arts and courses on restoration. The cathedral city of Chichester lies some 7 miles to the south and provides an excellent range of shopping facilities within its pedestrianised centre which also includes a good choice of cafes, bistros and restaurants. Other attractions include the internationally known Chichester Festival Theatre and Pallant House Gallery which houses on of the most significant modern art collection on the South Coast. The mainline station provides a regular service to London Victoria to Chichester in about 1 hour 40 mins.

The waters of Chichester Harbour provide some of the best sailing facilities within easy reach of London and there is a choice of sailing clubs, most notably at Bosham, Itchenor and Chichester Marina. The coastline and particularly the sandy beaches of West Wittering and the National Trust Reserve at East Head provide many opportunities for bathing, windsurfing and kitesurfing.
