Impressive modern family home in a glorious rural position.

Description

Built by Chalvington Barns in 2002, Oaklands House is an impressive detached family home characterised in an attractive Sussex style with red brick, part tile-hung elevations. The house is located down a private lane in a lovely rural position, set in established formal gardens of about half an acre with far-reaching south-westerly views over its own five-acre paddock to the distinctive ridge of the South Downs in the distance.

The light and bright accommodation is arranged over two floors, extends to a generous 3,566 square feet and is well presented throughout, with features including neutral decor, oak flooring through much of the ground floor, modern white bathroom suites, high ceilings, and timber framed double glazed casement windows; double doors between some of the rooms on the ground floor add to the spacious feel and create a pleasing flow between the living spaces.

The full extent and layout of the house can be seen on the accompanying floor plan. The magnificent reception hall lies central to the ground floor, featuring an elegant imperial staircase as its centrepiece, rising to the galleried first floor landing. There are three formal reception rooms: a dual-aspect sitting room which features a marble coal-effect gas fire, a part-panelled dining room and a spacious study, which could be used as a playroom or snug.

The kitchen and breakfast room is fitted with a range of cream, shaker-style cabinetry and a central island, with granite worktops, tiled floor and a number of integrated Neff appliances. French doors open to the garden and there is ample space for a large breakfast table; the kitchen is served by a useful utility room with space for laundry appliances. A cloakroom with space for coats hanging and a separate WC completes the ground floor accommodation.

There are five spacious bedrooms and a family bathroom lying off the galleried first floor landing, four of the bedrooms with built in storage. The generous principal suite has a walk-in wardrobe and a large en suite shower room; the dual-aspect guest bedroom has a lovely outlook over the garden and paddock, and an en suite bathroom. There are three further bedrooms, bedroom three with an en suite shower room, and bedroom five, which is currently used as a study, fitted with a range of office furniture.

Outside
Oaklands House sits centrally in its gardens, which are mainly laid to beautifully tended level lawns with a large paved terrace extending across the rear of the house, all well-enclosed by hedging, post and rail fencing and some mature trees. A timber five-bar gate opens from the private lane to a sweeping gravel driveway which leads to a parking area ahead of the house and garaging; a further five bar gate opens to further parking beyond the garage, in turn allowing access to the paddock.

The detached double garage has electronically operated doors, an adjoining gym, tractor store and large store room over. Planning permission for ancillary accommodation in the garage was given in 2014, however such consents have subsequently expired.

House and gardens, about 0.55 of an acre.
Paddock, about 5.32 acres.
