Description

Enhanced greatly by the current owners, Lake Farm is an outstanding Grade II Listed characterful home offering a great deal of flexibility whilst set in the most beautiful of locations with superb rural views. The impressive approach, via the long sweeping drive, sets the tone for things to come. Inside, the entrance hall is perfect for welcoming guests with exposed stone, beams and flagstone flooring. There is a further area adjoining the hall with built-in cupboards. The dining room is full of period charm, again with exposed beams, a pretty outlook over the gardens and an impressive Inglenook fireplace housing a woodburning stove. Adjacent, the kitchen/breakfast room is clearly the heart of the home. Centred around the Aga, there is a wide range of wall and base units, further Neff appliances and ample space for a breakfast table. French doors lead out onto a wonderful south-facing terrace, alongside an attractive outlook towards the north aspect. Further accommodation on the ground floor includes a useful utility room and downstairs cloakroom.

The double aspect sitting room is of particular interest and benefits from wonderful proportions, exposed stone and a gorgeous feature fireplace with wood burning stove. Lake Farm’s flexibility comes via the stunning glazed oak connection into the West Barn, currently arranged with a substantial office, bathroom and utility room which is part of the main house. A door from the office leads into the triple aspect family room with vaulted ceilings and free-standing wood burner. Stairs from this impressive room rise to a double mezzanine bedroom with ensuite shower room. Depending on its use, the West Barn could be made into a self-contained unit, subject to necessary planning consents, incorporating the office and utility area. The current owners have run a successful luxury bed and breakfast using the family room and mezzanine bedroom above.

In the main house, the first floor comprises a principal bedroom which is accessed via the staircase in the sitting room. There is a modern ensuite shower room, extensive built-in wardrobes and delightful outlook over the paddock. Adjacent to the principal bedroom is a useful dressing room with a further walk-in wardrobe. There are two further double bedrooms (one ensuite), each enjoying characterful features. Both these bedrooms can be accessed independently via a further two staircases (one from the dining room and another from the kitchen) with a further family bathroom completing the accommodation.

The North Barn is a fantastic addition to Lake Farm. Once a derelict barn, there has been a huge amount of investment to create a detached one bedroom dwelling, perfect for multi-generational living or creating an income (subject to necessary planning consents). The North Barn has its own independent access and terrace whilst also enjoying the long distance countryside views.

Gardens and Grounds
Outside is a delight. Initially, the approach is impressive and flanked by a paddock to the left and the orchard to the right. In total, there are three paddocks, all stock fenced and perfect for keeping livestock. There are numerous terraces dotted around the grounds which have been cleverly placed to make the most of the setting and sunlight. To the south, there is a well-stocked orchard with numerous apple trees which leads nicely into the chicken run. The gardens are beautifully tended with a level lawn between the house and the North Barn. There are established flower beds, a rose bed and pretty hedging which is utterly delightful. In total, there are 5.49 acres which also includes the fenced kitchen garden and all three paddocks.

Outbuildings include a large barn perfect for storage, stabling or housing livestock which is positioned close to the lower paddock. There is a pretty stone-built garden store within the gardens, alongside a timber shed.

Location

Lake Farm is situated about one mile from the village of Northlew and enjoys incredible and uninterrupted open views across surrounding countryside towards North Devon and Exmoor. Northlew is a delightful rural community with a range of amenities including primary school, parish church, active village hall and pub. In addition, a mobile post office comes to the village three mornings a week. The centre of the village is based around the old square which is surrounded by cottages, many of which are built of cob with thatched roofs.

The town of Okehampton is known as the gateway to Dartmoor and offers a more comprehensive range of shopping, schooling and recreational facilities. There are a number of supermarkets including a Waitrose, modern hospital and state of the art leisure centre.
