Cherry Tree Farm dates from the late 17th century and is listed Grade II. Set down a private tree-lined driveway, the property enjoys excellent privacy. This traditional period Cotswold stone farmhouse has been well-maintained by the current owners. The three reception rooms all have plenty of windows, making them much lighter than many Cotswold houses of this period. Period details include carved beams, flagstone floors and stone fireplaces. The kitchen/breakfast room is well fitted and has a good sized larder leading off. There are three bedrooms and two bathrooms on the first floor and two further bedrooms and a bathroom on the second floor.

The gravelled driveway leads past the side of the house to a large parking and turning area at the rear. Adjoining the house is a long range of open fronted former byres, providing excellent storage or open fronted garaging. At right angles to this is a large detached period stone barn. In 2011 planning permission (now lapsed) was granted for conversion of part of the barn to form two bedroom ancillary accommodation. To the rear of this is an excellent detached modern stable block with three loose boxes and a tack room. To the side of the stable block is a 20m x 40m Martin Collins all-weather arena. Beyond are two level paddocks, studded with trees in a parkland manner. The gardens lie to the east and west of the house and are mainly lawned, with clipped box and yew hedging. There is a pond to the side of the drive and further period barns by the entrance.

Hannington Wick is a small hamlet, set amidst open farmland close to the Wiltshire/Gloucestershire border. Hannington village, about a mile away, has a pub and a church. The market town of Highworth is 4 miles, providing every day amenities, including a family butcher, chemist and delicatessen. Cirencester is about 13 miles to the North and other local towns include Shrivenham, Fairford and Lechlade. Swindon is about 10 miles and has a wide range of shops and services. Communications are excellent with direct rail services to Paddington taking from 50 minutes from Swindon station. Junction 15 of the M4 is about 12 miles. Private schools in the area include Prior Park at Cricklade, Pinewood, Hatherop Castle, St Hugh’s, Marlborough College and a wide range in Cheltenham. The area is also well served with state primary schools and secondary schools. The area hosts a wide variety of sporting opportunities. Equestrian events include Badminton Horse Trials, National Hunt racing at Cheltenham and Newbury and Polo at Cirencester Park. There are many golf courses in the area and the Cotswold Water Park caters for all water sport enthusiasts. Many good walks locally including the Thames path leading to Lechlade-on-Thames and beyond.
