The land is located a short distance from the North Devon coastline close to the village of Welcombe, which is about 1½ miles to the west of the property, with Welcombe Beach another mile or so further to the west. The nearby towns of Bideford, Holsworthy, Barnstaple and Bude are also within easy reach. The property is well serviced by local road connections; the A39 Atlantic Highway is just a short distance from the land and provides access via Bideford and the A361 North Devon Link Road to the M5 motorway, or to the North Devon centre of Barnstaple.

The land comprises a level and gently sloping parcel of 36.92 acres divided between five principal enclosures located under three miles from Welcombe beach and the North Devon Coastline. There is a stone track leading from the road entrance which provides excellent access. There are no public rights of way through the land, and it is not overlooked, therefore making it very private. The other two enclosures comprise woodland with a stream running through the central woodland enclosures with deer frequently present.
