Coxley is a village situated about 1.2 miles south west of Wells and has a village hall, primary school, church and restaurant. The property is in a superb setting, situated well back from the A39, adjoining farmland, against a lovely backdrop of Hay Hill. There is a paved area designated for sitting out and entertaining to the east with a south aspect. This area looks out over the brook and waterfall where there is also a bridge leading to the hard tennis court beyond. Behind the house is a heated swimming pool with separate boiler and a large paved area for entertaining.

A kitchen garden lies to the north west and has a soft fruit cage and green house.

Pastureland adjoins the gardens and lies mainly to the north east. The land is interspersed by trees including a Copper Beech. The Keward Brook, a tributary of the River Sheppey, bisects the land which is a lovely feature and continues down to the waterfall, exiting to the south. In all about 7.13 acres.
