*MOTIVATED SELLER WITH NO ONWARD CHAIN*

The Walled Garden is a super trendy and elegant DETACHED hidden gem with every inch of the wow factor! Just over 3000 square feet including superb entertaining space and well appointed bedrooms which are tastefully designed over three gradual levels with the majority of the rooms having direct access out onto three of the extensive garden terraces. The surrounding south/west facing gardens of c. half of an acre are truly peaceful and secluded with endless old stone boundary walls and perfectly positioned planting. Adding to the fact you are right on the very fringes of a fantastic village bordering fields, yet a short drive to a bustling town and mainline railway station to London. What is not to love about this beauty! Within 30 mins drive of Exeter and Torbay hospitals.

The property has an overall feeling of a Mediterranean villa with its expansive internal layout including a wonderfully large entrance hallway which gracefully leads to the three levels of accommodation, extensive porcelain floor tiles/Oak flooring and an array of characterful, secluded terraces with external mood lighting and water features. The attractive stone façade has been reclaimed from the old stables and greenhouses that once stood on the site. The property exhibits excellent energy efficiency, housing two air source heat pumps that feed the underfloor heating and hot water, photovoltaic panels with four storage battery units providing electricity, a rainwater harvester system and a living flame gas log effect fire in the sitting room. The kitchen is justly elegant having been hand-made by Peter Booth Kitchens and the bathrooms are truly luxurious and are designed by Antonio Bullo and Benedito.

Once you step in through the entrance door, you are greeted by the stylish hallway that leads you to all three levels in the property via very wide staircases and offers an array of clerestory windows that allow the natural daylight to flood in. Ahead of you is a full glazed wall allowing a view to be enjoyed into the formal sitting room and continuing straight out into the garden. Also on this level is a study/gym with adjoining cloakroom that overlooks one of the beautiful terraces. Leading left down the stairs are the sleeping quarters where you will find four beautiful bedrooms and a family bathroom. The principal bedroom is stunning with its full height expanse of glass doors overlooking the garden and connecting en suite bathroom. Bedroom two overlooks one of the terraces and boasts an en suite, bedroom three has direct access out onto a private walled sun terrace and bedroom four over-looks this area too.

To the opposite end of the entrance hallway there are a flight of wide stairs leading up to the remainder of the house. The kitchen is a superb space with the adjoining dining and family area; plenty big enough to entertain a generous number of guests and with a full wall to wall set of bi-folds, the room really does give you the wow factor overlooking the garden and stepping out onto the terrace. All high-end Neff integrated appliances including two eye level self-clean ovens, combination microwave oven and a steam oven. Full length integrated fridge and separate freezer, dishwasher, electric induction hob with additional gas ring and a low-level wine/beer cooler. Plenty of stylish units and full Caesarstone work surfaces finish off the kitchen perfectly. The formal dining room is a fantastic space to hold a dinner party and has full view over one of the terraces. The utility/boiler room is plenty big enough to house all the additional white goods that you could wish for and stores the majority of all the house electrical/heating systems.

The south and west facing gardens and grounds are set within approximately 0.5 acres and are simply delightful and secluded. Every flowerbed has been carefully designed and full with Mediterranean style planting. There is an array of mature trees, palms and gently sloping lawns. With the three tiers to the property, each garden-facing room has direct access onto an adjoining sun terrace. Hours can be spent soaking up the sunshine, watching the garden wildlife come and go and listening to the peace and quiet that is around you. For those of you who like to grow your own vegetables, there is another tucked away sun terrace with a selection of raised vegetable beds and espalier fruit trees.

The property is accessed via entrance gates onto the sweeping driveway that can hold up to approximately 10 cars and a detached double garage with an electric up and over door. An additional private gated entrance gives access from the quiet country lane and provides parking for two more vehicles.

Situation

Daracombe Park is an exclusive gated development, located in the popular village of Highweek, just outside the regional market town of Newton Abbot. Highweek village has a thriving community with a primary school, village hall, church, garage, cub scout meeting hall and public house. Newton Abbot at the head of the Teign estuary is approximately 1½ miles away. It has a wide choice of amenities and leisure facilities including specialist shops, restaurants, cinema, leisure centre and a weekly market.

Communication links are excellent with the A38, Devon Expressway, making Plymouth easily accessible and offering easy access to the M5 at Exeter. There are frequent rail services from Newton Abbot to London Paddington, taking just over two hours, and Exeter International Airport offers an ever-increasing number of domestic and international flights, including two flights a day to London City Airport.

The Walled Garden is perfectly positioned between Dartmoor National park and the beautiful Devon coastline. Dartmoor provides opportunities for horse riding and walking while other leisure pursuits nearby include golf, tennis, gig rowing, sailing and rugby. There are five golf courses from between 2-18 miles from Daracombe and also horse racing at Newton Abbot and Exeter.

There is a good range of schooling in the area. Coombeshead Academy is located just outside the village and the well-regarded Stover School is less than five minutes away. The Torquay Grammar schools are within easy access via the A380 as are Exeter's public schools which provide transport from the local vicinity. Exeter University is recognised as being one of the best in the country.

Directions

From Highweek village hall, proceed west along Highweek Village Road until it becomes Mile End Road. You will notice the old stone wall running along the right-hand side.
