Living/ Dining Room 15'9" x 12'5" (4.8m x 3.78m)
The large reception room at the front of the ground floor is a living and dining room. This is a very big room with ample space for both functions. Due to the property's elevated position there is a stunning view out of the front facing window with an unexpectedly nice view over the valley.
Kitchen/ Breakfast Room 15'11" x 7' (4.85m x 2.13m)
The kitchen is a deceptively large room with space for a table and chairs within. The current owners have replaced the kitchen units for 'Shaker' style tasteful wall and base kitchen units. There is a built in dishwasher, and plumbing for a washing machine, fridge-freezer and there is currently a large range oven at one end of the room. There is a rear external door as well as a garden facing window.
Main Bedroom 12'11" x 9'11" (3.94m x 3.02m)
The main bedroom is a large double bedroom looking over the front aspect with an even better view than the living room! There is a built in wardrobe at one side of the room and there is ample floor-space aside from that.
Bedroom Two 10'5" x 9'11" (3.18m x 3.02m)
The second bedroom is another large double which is currently being used as a home office.
Bedroom Three 8'4" x 5'9" (2.54m x 1.75m)
The third bedroom is a single bedroom currently being used as a home office.
House Bathroom
The house bathroom is a three-piece suite with white tiling from floor to ceiling. There is a full-size bath, toilet and hand basin within the room.
Garage/ Workshop 23' x 3.94 (7m x 3.94)
On the lower ground floor there is a large garage/ workshop which has power, light and water within. There are double wooden garage doors at the front of the room and there is a secondary store room behind the garage space.
External
Externally to the front of the house (in front of the garage) there is a driveway for parking off-street. To the rear of the house there is a landscaped garden which is due south and a fantastic space to be enjoyed year round (Yorkshire weather permitting). The rear garden is low maintenance with paved patio areas and a raised decking.
Location
Bramley is a historic Yorkshire town which was originally built for millworkers due to Leeds’ famed involvement in the textile industry. Located in West Leeds nestled between Kirkstall and Pudsey, Bramley is a residential town but it is certainly self-sufficient with supermarkets and shops and a bustling town centre. Bramley also has fantastic road links and easy access to the motorways and bus links too for commuting, not to mention its train station which is less than 15 minutes from Leeds City Centre. There are communal green spaces to be found throughout and there are good primary and secondary schools close by and there are remnants of Bramley’s historic past in the form of many stone mills from the industrial revolution.
Agents Notes

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on May 6, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 6, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
