Description
Understood to date from the 1740s and originally two cottages, Weavers House is a charming detached cottage situated in a semi-rural edge of village location, elevated in its plot to offer a wonderful outlook over its glorious landscaped formal gardens to private woodland beyond. Extended over time and extensively refurbished by a previous owner about 10 years ago, the property offers very well presented and deceptively spacious accommodation extending to nearly 2,600 square feet; though benefitting from being unlisted, it retains all the charm and period detail of an older property, including exposed timbers, two impressive inglenook fireplaces, double glazed casement windows with leaded light panes, wooden latched doors, and some original wooden floors.
The front door opens from under an oak porch canopy directly to a light and bright west-facing sitting room with flagstone floor, which has full height windows and French doors to the garden, and features a woodburning stove to one corner.
The adjoining inner hall has the original brick flooring and gives access to a cloakroom and two further reception rooms: an elegant panelled study featuring a handsome inglenook fireplace with inset woodburner and original bread oven, and a dining room, which has a second inglenook with an open firebasket.
The dining room is open to the well-appointed farmhouse-style kitchen which is fitted with range of wooden cabinetry, with woodblock and granite surfaces, a four-oven oil-fired Aga, additional electric Aga oven and hob, and further integrated appliances. A stable door opens to the south-facing terrace.
A turned oak staircase rises to the first floor, where there are five bedrooms, all with oak floors, arranged around a vaulted galleried landing. The dual-aspect principal bedroom has a superb outlook over the garden, a walk-through dressing room with fitted cupboards and a limestone-tiled shower room with Lefroy Brooks sanitaryware; the guest bedroom has an equally stylish en suite bathroom. Bedrooms three, four and five are served by a large family bathroom with suite including a freestanding roll top bath.
Outside
Weavers House is accessed from Knowle Lane via a short driveway with space for three cars, directly ahead of the detached double garage. A gate opens to a pathway leading to the house.
The gardens and grounds are particularly fine, sloping gently down away from the house enhancing the views to the woodland beyond. A terrace of stone and brick pavers extends all around the house; with seating areas to both the south and west, part-covered by an electronically-operated awning. Beautifully landscaped, the formal garden to the west comprises an expanse of lawn, dotted with spring bulbs, young trees and well-stocked flower and shrub beds offering colour and interest; a natural rill channels rainwater from the house to the garden. Various timber sheds, including a large tractor shed, provide storage for tools and logs. Extending away to the south is a further area of level lawn and a Victorian-style greenhouse with power connected.
The remainder of the grounds are made up of glorious deciduous woodland, with three seasonal ponds, various pathways winding through the trees, and a magnificent display of bluebells and wild orchids in the spring months.
In all, about 3.64 acres (approximately one-third formal garden and two-thirds woodland).

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 28, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 18, 2013 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
