Description
Home Farm House is a stylish and charming home, set off a quiet land in the hamlet of Rushall yet with great convenience for Diss station and the market town of Harleston. The house is at the end of a line of former farm buildings that were thoughtfully converted and latterly remodelled, to create a south facing home enjoying an abundance of light through the exceptional amount of glazing to both floors...
The interiors are wonderfully arranged and presented. The majority of the ground floor is a fantastically bright dual aspect open plan space, comprising a bespoke kitchen, dining area and flowing through to a substantial living area, the entirety with a broadly south facing orientation with views to either or both the front and rear gardens. The kitchen is one of simple clean lines, with central island, breakfast bar and gas hobs, with a contemporary woodburner in one corner. The living area, again with woodburner, has bespoke cabinetry and shelving, and exposed beams. A pantry off the kitchen, a WC and a useful boot room complete the ground floor of the house.
The first floor is equally as light and spacious. There are five bedrooms in total, although one is currently utilised as a study. The principal bedroom is charming with exposed brick and flint wall and built in wardrobes, with an adjoining shower room. The remaining bedrooms are all linked by a central landing and served by either the shower room or a bathroom, both of which are conveniently either end of the house. All bedrooms enjoy fine views over gardens and countryside beyond.
Throughout the house are juxtaposing interior features that create a stylish and edgy feel, with exposed flint, glazed balustrades, contemporary cabinets and period panelling. It makes for a very calming and welcoming house.
A wing of outbuildings beside the house provides a tantalising opportunity to link and create further accommodation should it be required or desired.
Outside
A wooden five bar gates provides the entrance to a gravelled private parking area, beside the front garden and house. The gardens are a delight and have a mix of formal and informal areas to enjoy.
The front garden is mainly laid to lawn, it spring bulbs and shrubs, and a bench looking out over a large pond, providing a tranquil area to sit and ponder. A pedestrian door leads through to a courtyard on the west of the house, which links the house to the outbuildings. These traditionally built buildings, of about 630 sq ft currently host a utility room, storage room and a games/party/storage room measuring 9.1m x 4.5m , with glazed bi folding doors out to the gardens.
The south facing garden is enclosed to the east, north and west by the house and buildings, providing a wonderfully sheltered sun trap throughout the day. An initial brick weaved terrace adjoins the house, where the open plan living space opens out to, ideal for outside dining and entertaining. An expanse of lawn sweeps away from the house, left relatively wild given the presence of cowslips, with deep well stocked herbaceous beds on the border with plenty of tulips and alliums. A further seating area with fire pit is at the end of the garden beside a low wall, looking out over neighbouring pond and meadows.
Location
Rushall is a rural hamlet, surrounded by unspoilt countryside through which footpaths meander. Well served villages nearby, such as Pulham Market and Dickleburgh, with the former hosting a village shop, farm shop, public house, primary school and medical centre, and the latter a post office, public house and village shop.
The charming market town of Harleston has an excellent range of independent shops, within the historical buildings, with the town holding many annual events for its community and visitors. The town has the usual amenities including supermarket, dentists, cafes, public houses and restaurants, with primary and secondary education. To the west is the town of Diss, with a growing number of stylish independent shops and mainline train service to London Liverpool Street with a journey time of about 90 minutes and plenty of parking. The renowned Suffolk coastline and in particular the popular seaside town of Southwold is located about 24 miles away to the East.

Broadband availability and predicted speed: obtained from Ofcom on May 5, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 5, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 11, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
