Description

Lower Holcombe is a beautiful and entirely unspoilt grade II listed building, which dates from the late 18th Century. The property has been in the same family for five generations and is offered to the market for the first time in over 80 years.

Set in about 1.87 acres, this wisteria clad, detached stone farmhouse, which requires modernisation throughout, retains many original period features, including wonderful flagstone floors, fireplaces and sash windows.

The entrance hall has an original flagstone floor, which leads to the kitchen/breakfast room with an oil-fired AGA and pantry area. The charming sitting room has a working fireplace and there is a spacious drawing room, with concealed inglenook fireplace and lovely views over the pretty south facing gardens. Also on the ground-floor is a delightful dining room, and a utility/boot room with shower and WC.

The first floor landing leads to seven bedrooms, six doubles and one single/study bedroom. There is also a family bathroom on this floor. At the back of the house, there is a workshop/storage area, possibly a former apple store, which conveniently serves as an integral garage too.

The well-established south west facing gardens extend to approximately 1.87 acres, bordered by the lane to the north and a stream to the south. Whilst predominantly laid to lawn, there are various mature borders, and a variety of trees that provide year-round colour and interest. A pretty stream with a walk over bridge runs through the grounds, and paddocks, once orchards, lie to the front and back of the house, completing the heavenly setting.

Location

Lower Holcombe is set in the tiny hamlet of Holcombe, a secluded and peaceful rural community, yet within easy reach of Uplyme, Lyme Regis and the Jurassic Coast. Also within an AONB and surrounded by a patchwork of farmland, the property enjoys timeless and secluded surroundings away from holiday traffic.

The picturesque village of Uplyme, about 1 mile to the north east, and is fortunate to have excellent local facilities including a primary school, village hall, cricket and football clubs, a pub, post office and stores at the petrol station.

Lyme Regis, about 2 miles to the south east, is a historic coastal town noted for its many character buildings and its 14th Century Cobb Harbour, that is situated on the beautiful and unspoilt Devon and Dorset 'Jurassic Coastline' awarded World Heritage Site status by UNESCO in December 2001.

There are excellent schools in the locality including The Woodroffe School in Lyme Regis and the Colyton Grammar School in Colyford. Further schooling and amenities can be found in the regional towns of Axminster, Honiton, Taunton and the Cathedral City of Exeter.

Communication links to the area are good, with a mainline station in Axminster, with direct services to London Waterloo. The A35 provides links to Honiton and the A30 in the west, and Dorchester to the East.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
