Description

Hedgerley End House is a substantial portion of this fine Edwardian property, ideally set in the heart of Beaconsfield Old Town. The house has been meticulously refurbished in recent years to a very high standard, retaining the character but adding contemporary features and a high specification finish.

The accommodation is arranged over three floors with a large welcoming reception hall creating a wonderful first impression. The reception space is excellent, with a living room and open plan kitchen/dining/family room affording a superb family space. The beautiful bespoke Tom Howley kitchen is complemented by Corian worktops and integrated appliances. A large island gives breakfast bar seating and there is ample room for both a seating and dining area, with bi-fold doors opening on to the garden. Just off the kitchen is a fully fitted utility room and a playroom. Double doors lead through from the kitchen into the games room and cinema room, providing a perfect entertaining space, again with bi-fold doors to the garden. Completing the accommodation on this floor is a pool room, with a hot tub, hydro pool (currently de commissioned), gym and a shower room with a sauna.

On the first floor the principal bedroom overlooks the garden and offers a superb fully fitted dressing room and luxurious en suite shower room. There are three further bedrooms, one with an en suite shower room, and a family bathroom. Stairs from the landing lead to the top floor and two additional bedrooms, both with fitted wardrobes and served by a family bathroom.

Outside
A gravelled driveway gives plenty of off-street parking and leads to a detached garage. To the front is an attractive picket fence and an array of mature shrubs and plants. The rear garden is delightful with a spacious sun terrace, perfect for outside dining and entertaining, a children’s play area and steps down to a large area of lawn. The garden is south facing and is well screened with mature trees and shrubs.

Hedgerley End House is ideally situated in the heart of Beaconsfield Old Town. The picturesque Old Town dates back to the thirteenth century with fine Georgian buildings and amenities including a variety of restaurants and pubs, bespoke shops and everyday shopping facilities. There is a weekly market on Tuesdays and a monthly Saturday farmers market. Beaconsfield New Town offers an excellent range of shops for day to day needs including Marks and Spencer Simply Food, Waitrose and Sainsburys.

Communication links in the area are excellent. There are regular train services to London Marylebone (from 23 minutes) from the New Town. The M40 is accessible from Beaconsfield (J2) and Loudwater (J3).

Sports enthusiasts are well catered for with local tennis, squash, golf, cricket, rugby and football clubs.

Buckinghamshire is renowned for its choice and standard of schooling. The county is one of the last to maintain the traditional grammar school system, of which the Beaconsfield High School for girls (just over half a mile away) and the Royal Grammar School for boys in High Wycombe, are the closest. Local independent preparatory schools include Caldicott, The Beacon and Davenies for boys, High March, Pipers Corner and Godstowe for girls, to name a few.
