  • Through Sitting/Dining Room
  • Two Double Bedrooms
  • Pretty Garden to Rear

A delightful Victorian cottage located in the centre of Alresford. The Dean is conveniently placed for the shops and facilities in the town centre, which is just a short walk away.

The accommodation comprises a through sitting/dining room, a kitchen, two double bedrooms and a bathroom. There is a long and pretty garden to the rear. Parking is either on The Dean itself, of at the railway station or Arlebury Park car parks, where an annual permit can be purchased. The property is offered for sale with the benefit of no onward chain.

No. 46 The Dean is located in the middle of a run of similar terraced properties. The front door opens to the sitting room, which features an open fireplace and bay window to the front. The room is open plan to the dining room, with cupboard storage built into the original fireplace, stairs up to the first floor and an understairs cupboard. A door opens to the kitchen, which has a skylight window and fitted storage units and worktops above. To the rear is a lobby and the bathroom.

On the first floor, there are two double bedrooms. The main bedroom retains its original fireplace and has a window overlooking The Dean. The second bedroom has a window overlooking the garden.

The pretty garden is at the rear of the cottage and stretches away for some distance. There is a seating terrace and garden shed, and a path which meanders the length of the garden through several different areas.

Alresford is a beautiful Georgian town known for its variety of independent shops, restaurants and inns located in stunning surroundings on the edge of the South Downs National Park. Attractions include the Watercress steam railway, schools for infant, junior and secondary education, several churches and an active and inclusive community. Highlights in the calendar include the annual Watercress Festival in May and the Agricultural Show in September. The cathedral city of Winchester is about 7 miles away and there is easy access to the south coast, the midlands and London via the road network. There is also mainline rail access to London from both Winchester and Alton. Southampton airport is only about half an hour away by car.

Agent's note: as is common with terraced properties of this age, neighbouring properties have a right of way across the back garden.

A brief historyHellards has been involved in the selling and letting of residential property in Alresford and the surrounding villages since 1988, when Paul Hellard opened for business in East Street, having previously been in business in Winchester. Over this period, the business built up a reputation for local knowledge, trust and reliability and for offering its clients a service tailored to their individual needs. Now that Paul has retired, the business is now run by Gordon Thoday, an estate agent living locally in Alresford, with many years’ of property experience gained with various agencies in Hampshire. We aim to carry on building the business on the foundations Paul put down nearly 30 years ago.
