Approximately 7.64 acres of land situated in a highly sought-after location close to the North Cornish coastline which may offer long-term development potential.

Method Of Sale - The property is to be offered for sale by Traditional Public & Online Auction at 6.00pm on Wednesday 31st May 2023 at The Lanhydrock Hotel and Golf Club, Lostwithiel Road, Bodmin, PL30 5AQ.

The property will be sold subject to an undisclosed reserve and the vendor/s reserve the right for the auctioneer to bid in the usual way on their behalf up to the reserve

The vendor reserves the right to withdraw or alter the property for sale prior to the auction end date. The property can be accessed via our website - stags.co.uk.

Situation - The land is in a highly sought after location within easy reach of the villages of Rock and Polzeath, which are renowned havens for beach-goers and water sport enthusiasts. A footpath adjacent to the land leads down to Polzeath beach just over a mile away. The harbour town of Padstow can be accessed from Rock via a regular passenger ferry. The estuary town of Wadebridge is 5.5 miles away and offers a comprehensive range of leisure and shopping facilities and access to the famous Camel Trail (miles of scenic walking, cycling and horse riding between Bodmin and Padstow). Throughout this area are numerous local pubs, beach cafes and restaurants to cater for all tastes.

Description - The field measures approximately 7.64 acres and given its proximity to existing development at 'The Point', there may well be scope for alternative use in the future (subject to obtaining any necessary consents). Whilst the current vendor has not submitted any planning applications for the land, the historic concept plan (available on web listing) demonstrates a possible avenue a purchaser may wish to pursue in the future. Alternatively, due to its location, the land may well appeal to those looking for a base in the area to make use of 28-day camping permitted development rights. It could be used for holidays or weekend getaways for couples or families, based either locally or from further afield. Furthermore, subject to any necessary planning consents, it might also appeal to a buyer perhaps with a commercial interest.

Services - Mains water and electricity are not currently connected, but appear to be available for connection nearby. Purchasers must satisfy themselves on this.

Wayleaves And Rights Of Way - The land is sold subject to and with the benefit of any wayleave agreements in respect of electricity or telephone equipment and the property is sold subject to and with the benefit of any public or private rights of way. There are no public rights of way passing through the field shown on the Ordnance Survey Plan. The land benefits from a right of way over the first 20 metres of the track to the southeast corner (labelled 'access' on the plan). Further details can be found within the legal pack.

Local Authority - Cornwall Council, New County Hall, Treyew Road, Truro, Cornwall, TR1 3AY. T:[use Contact Agent Button], .

Overage Provision - An Overage provision will be included within the contract, requiring the Purchaser and their successors in title to pay the Vendor 30% of any uplift in value, triggered on the granting of planning permission (or equivalent) for any non-agricultural use, within 50 years from completion of this purchase. More detail can be found within the legal pack.

Tenure & Completion - The property is sold freehold with vacant possession on completion 6 weeks after the auction, or earlier by agreement.

Proof Of Identity - Under Money Laundering Regulations 2017 it is a requirement for Estate Agents to perform due diligence checks on any person that intends to bid at auction.

There will be a requirement for ALL bidders to register via Bamboo Fusion and complete the ID checks in advance of the auction date. There is no charge for registration.

Buyers & Administration Fee - The successful purchaser will be liable to pay the sum of £5,000. From this a "buyer's fee" of £2,400 (Inc. VAT) is retained by Stags/Bamboo Auctions as a contribution towards the online platform costs, and £2,600 is payable towards the purchase price/deposit.

An additional "administration" fee of £1,200 including VAT will be payable by the successful purchaser immediately after the auction. This will be separately invoiced by Stags. The successful purchaser will also be liable to pay the sum of £1,200 (Inc VAT) towards the vendor's legal fees and the cost of searches carried out. (Search fees would usually be paid by a buyer in a private treaty sale).

Auction Legal Pack - This includes the searches, draft contract, deeds/epitome of title, special conditions of sale etc, and is available online to be downloaded, via the tab on the online auction property listing page. It is the purchaser's responsibility to make all necessary enquiries prior to the auction. We shall not be making it available for inspection at Stags' offices.
