The larger village of St Dennis is nearby and offers a range of local amenities including surgery, primary school, church, chemist, general stores, and post office. These are supplemented further by the town of St Austell, about 8 miles to the east, where there are veterinary practices, supermarkets and a station on the London Paddington line. Surrounding the town and other neighbouring villages is a landscape well known for its clay tips and pits, created by the 250 year old clay mining industry. The 'Clay Trails', are a network of trails throughout mid-Cornwall suitable for walking, cycling and horse riding and demonstrate the area's great contrast and beauty. Additionally, the Goss Moor National Nature Reserve is circa 4.5 miles north and offers further opportunity for outdoor activity. It is worth noting that some of the best surfing beaches in Cornwall are just 10 miles away.

An additional "administration" fee of £600 including VAT will be payable by the successful purchaser of each lot immediately after the auction. This will be separately invoiced by Stags.
