Location - The farm is located to the east of Stocksfield in an easily accessible location off the A695 and only a short distance to the A69, the main road between Carlisle and Newcastle. The farm is well served by livestock markets in Hexham (10 miles), Carlisle (45 miles) and Darlington (42 miles) and local agricultural suppliers.

The Land - The land is predominantly grade 3 and all laid to permanent grass, except fields 2788 and 3969 which have been more recently reseeded following reinstatement from the quarry. Fields are conveniently arranged in a ring fence layout with access via internal farm roads. The fields to the west and south benefit from a mains water supply, while other fields to the east are mostly served by a natural water supply. Several of the fields are capable of being fertilised and mown.

Tenancy - Merryshields Farm is for let on a 10-year Farm Business Tenancy from Summer 2023.

Rent - The rent will be payable in 6 monthly instalments in advance. The Tenant will be responsible for the payment of any Stamp Duty Land Tax and land registration costs arising from the tenancy.

Use - Use of the holding is restricted to agriculture with pig farming being specifically excluded. All fields must remain as permanent grassland during the term. The Tenant shall not be permitted to assign or sub-let any part of the land without Landlord's consent.

Quarry - The field 21 outlined in green on the plan extends to approximately 9.60ac and is currently being operated as a quarry. The land is anticipated to be reinstated and reseeded during summer 2023 by the Landlord and be available for inclusion in the tenancy from Autumn 2023.

Access - A right of way over the internal farm roads will be made available to the Tenant.

Repairs - The Agreement will include normal repairing and insuring terms, a copy of which is available from the letting agents. A record of condition will be taken at commencement of the tenancy.

Services - The water troughs in fields 3828 and 5543 are served by a mains supply which is metered off the A695. The water troughs in fields 1672 and 2348 are served by the mains supply also serving the farmhouse and steading. This will be separately sub-metered with usage recharged to the Tenant. There are two boreholes in field 2348. Landlords consent will be required to use the supply with the tenant responsible for obtaining all statutory and other permissions or consents.

Public Rights Of Way - A public footpath runs through fields 1323, 1280, 2505, 2914, and 4609.

Resumption Of Part - The Landlord will be entitled to resume any part of the land for non-agricultural purposes subject to 12 months' notice being given to the Tenant. The Tenant will be entitled to an appropriate reduction in rent.

During the development of the traditional barn at the east of the farm, the Tenant will be required to enter into a licence agreement with the owners of the property allowing them to use part of the field for construction for a 12-month period. A copy of the licence is available from the letting agent.

Natural Capital Assets - The Landlord reserves the exclusive right to enter any part of the farm into a Natural Capital Scheme (including carbon storage and carbon credits), Biodiversity Net Gain and/or use under a Conservation Covenant.

Landlord Reservations - All timber, mineral and sporting rights are reserved to the Landlord.

Basic Payment Scheme And Stewardship - There are no Basic Payment Scheme entitlements included with the letting. The farm is not part of any Environmental or Countryside Stewardship or Sustainable Farming Incentive Scheme. The Tenant will be able to apply for these schemes subject to the Landlord's written consent.
