42 PRIORY MEAD, BRUTON, BA10 0DZ
An ideal three bedroom semi-detached home in a popular residential area within the market town of Bruton. The property has light and airy accommodation including a porch, sitting and dining room, kitchen, utility, conservatory, three bedrooms and a shower room. There is parking to the front and an enclosed garden with a shed at the rear.

About the area
Bruton is a small historic town in the foothills of the Brue Valley, surrounded by beautiful rolling countryside a few miles north of Castle Cary and in easy reach of Wincanton, Yeovil, Sherborne, Glastonbury, Frome, Wells and Bath. The town has a railway station, which is the Bristol-Weymouth line, with a further regular service to Bath Spa. There are also good Inter-City services at nearby Castle Cary (Paddington). Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including the "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery, the 'Osip', the ever popular dining experience 'At The Chapel', and of course an excellent choice of schools including Bruton School for Girls, King's School, Sexey's School and Sunny Hill Prep to name but a few. Other nearby schools worth mentioning are Millfield, Hazelgrove, Downside and All Hallows.

*
Further amenities within the town include a doctors surgery, vet, pharmacy, post office, several convenience stores, petrol station and many independent shops and cafés. The surrounding countryside is stunning with nearby national trust walks at Stourhead House and Gardens plus further pursuits at Babington House and as aforementioned The Newt gardens.

Accommodation
42 Priory Mead is conveniently located in a popular residential area and would make for an ideal investment, first time purchase or lock-up and leave. The current owners have run it successfully as a rental property for several years. Following the exit of the Tenants the property has been redecorated throughout and has had new carpets fitted too. The property is entered via the front porch which then leads into the hall where the staircase rises to the first floor. The sitting and dining room is on the left hand side of the hall, this is a large living space with a storage cupboard under the stairs and a westerly facing outlook. Doors from the sitting room lead into the kitchen and conservatory.

*
The kitchen has fitted units with an electric oven and a stainless steel sink with mixer tap. Further alliances like a dishwasher and fridge can be placed within the spaces underneath the worktops too. Adjoining the kitchen there is a utility room with a door leading out to the garden. Upstairs there are two double bedrooms and a single room. All three bedrooms use the shower room which has a shower, basin and w/c. The two bedrooms at the rear enjoy views out to the fields beyond the houses.

Outside
In front of the house there is a driveway providing parking and to the rear there is a pretty, enclosed garden with shed and pedestrian gate leading out to access at the side.

Places of interest

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you. Call us now on the number displayed or press the Contact Agent button- we look forward to hearing from you.

Broadband availability and predicted speed: obtained from Ofcom on February 28, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 24, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
