  • Sitting room with log burner
  • Fitted kitchen and adjoining dining room
  • South facing rear garden
  • Garage and parking
A deceptively spacious home (1184 sq ft) in a convenient location, with a lovely open aspect to the front.

3 bedrooms, 2 attic rooms, shower room. Good size sitting room, kitchen with adjoining dining room. Covered side storage, south facing rear garden, garage and parking.

The Property - Built in 1995, this deceptively spacious home is presented in excellent order throughout. It is conveniently located in the town, with a lovely open aspect to the front over the river, to the water meadows opposite. The property was extended to the rear in 2005, and two useful attic rooms, ideal for home working, were created in 1998. The windows have UPVC double glazed units. The current owners have installed solar panels and the gas combination boiler was replaced last year.

The Accommodation - The front door leads to a lobby with coat hanging space and a door leads into the sitting room. This has a log burning stove with attractive oak surround and matching shelving in the recess to the left hand side. The window at the front provides a lovely open view. At the rear is the kitchen which has a built-in electric double oven and induction hob with extractor over. A new water heater has been fitted under the kitchen sink, which is run off the solar panels and provides instant hot water. There is a good selection of cupboards, plumbing for the washing machine and dishwasher. There is space for an upright fridge/freezer and an opening through into the adjacent dining room, which has three windows on two elevations making it very light, together with a door into the covered storage area, where space for a tumble drier is screened off. On the first floor, the landing has a side window, a shelved cupboard and the airing cupboard. To the rear is the master bedroom with fitted wardrobes to one wall and the third bedroom. To the front is bedroom two, benefitting from the lovely open aspect, and the family shower room. On the second floor, the landing has two built-in cupboards, eaves storage and a Velux roof light. Both attic rooms also have Veluxes and eaves storage.

Outside - The enclosed front garden is landscaped, with stone walling, shrub borders and steps leading down to a jetty and the river. There is space for wheelie bins at the side and double doors into the covered storage area running up the side of the house and into the rear garden. This is south facing, fully enclosed and partly walled. It is laid to lawn with wood edged borders and has a shed and green house.

General - All mains connected. The Worcester gas combination boiler is in the airing cupboard. Council Tax Band D - £2,289.65 payable for 2023/24. EPC rating B-84. Solar panels reduce the annual electricity costs.

The Location - The market town of Malmesbury sits on the highly desirable Gloucestershire/Wiltshire borders, just 12 miles from Cirencester, "the capital of the Cotswolds." Malmesbury is reputed to be England's oldest borough, dating from around 880 AD. It has a good selection of shops and a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and a "High Performing Academy" secondary school. The 12th century Abbey and Abbey House Gardens together with the nearby Westonbirt Arboretum are significant tourist attractions. The Royal estates of Highgrove and Gatcombe Park are close by and the area is known for its country sports, excellent walking, cycling and water sports. The cosmopolitan city of Bath is 23 miles south-west. J17 of the M4 provides access to the area's major employment centres and there are trains to Paddington in just over an hour from Chippenham, Kemble and Swindon.

Directions To Sn16 0Dz - At the top of Malmesbury High Street, bear left and continue past the Abbey to the Triangle. Here turn right and continue down Gloucester Road. At the roundabout turn left into Park Road and next left into Park Mead. Proceed to the bottom and bear right to No. 8.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
