The property is believed to date back to the late 1800's and was once used as a boarding house for the highly desirable and popular Sidcot School that the property neighbours. There are many features appropriate to the period, including reclaimed fireplaces, as well as modern touches throughout, including a recently installed kitchen/breakfast room. It has a warm and inviting atmosphere and is a wonderful family home.

The present owners purchased the property in 2014 and moved out of Bristol, recognising the space they could get with their budget outside the city, as well as the exceptional local school and amenities. Over the years the house has been lovingly improved and maintained. It is entered through a spacious reception hall which now runs straight through the property. Either side of the hall are two charming reception rooms with traditional proportions and bay windows. To the left is the drawing room with a wood burning stove and to the right is the sitting room, also with wood burning stove, and a door out. They are both lovely rooms, full of character. As you continue through the reception hall it opens into the kitchen/breakfast room with a spacious dining room beyond, which used to be the kitchen. In 2019 the current owners reconfigured this whole area and opened it all up to make a fantastic space, ideal for entertaining and family living. The kitchen/breakfast room now acts as the centre of the house. It is complete with a range cooker, island with Corian work surfaces, breakfast bar and under floor heating – which continues into the dining room. To the right of the reception hall, as you reach the kitchen/breakfast room, is the staircase followed by a corridor. This leads to another door out to the garden, with a spacious cloakroom off it. To the left when you reach the Kitchen/breakfast room is an open corridor leading into a lean-to conservatory. From the conservatory, there is a door leading into a very spacious utility room as well as another door leading into a workshop, which houses the boiler and is ideal for storage.

The attractive staircase leads up to a spacious landing with great ceiling heights and lots of light - the space would make a lovely study area. All the bedrooms are accessed from the landing. To the front of the property are 3 lovely bedrooms with attractive wooden floors. Bedroom 1 is currently used as the principal bedroom as it is the largest. However, bedroom 3 includes a dressing room and an en-suite and could also be used as the principal bedroom. Neighbouring bedroom 1 is a spacious family bathroom. To the rear of the property on the first floor are 2 further double rooms. All the bedrooms have attractive outlooks and have their own individual characters.

Subject to the necessary consents, there is potential for the property to be split into two.

It is approached off a small lane to a drive suitable for two cars. To the side is an open log store with a storeroom off. There is a pretty front garden that leads to the front door with mature trees bordering it. If you continue, you access the main garden where there is a stone terrace, level lawn and flowering beds. It is accessed off the sitting room and has a lovely south/west facing aspect, ideal for entertaining. There is a gate from this area into a courtyard garden, suitable for a table and chairs, also with a south/west facing aspect. This area is also excessed from the cloakroom door. There is an outbuilding that is accessed off the courtyard garden that is currently used as a 'bar' by the current owners but offers flexibility in its use. There is a walled garden off the conservatory that neighbours the lane. Like the house, the garden offers an abundance of character and charm.

The house is conveniently located near the A38, with easy access to Bristol and other local facilities. It is set back from the A38 and is very quiet inside

Broadband availability and predicted speed: obtained from Ofcom on December 6, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 6, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on December 9, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
