Gaydon Farmhouse, dating from around 1674, is a fine example of a listed Grade II detached stone farmhouse. It was one of the first properties in the village and is constructed of local materials, including mellow lias stone, quarried in the parish, probably very close to the house, with a later red brick wing, probably of local Gaydon brick. The farmhouse was separated from the farm and was sold to the present owners in 2006.

Period features include Wilmcote stone flagstone floor in the drawing room, panelled doors, shutters, pine and elm floorboards, brick and tiled flooring, exposed elm beams, wattle and daub to some internal walls, inglenook fireplaces, with salt cupboard in the drawing room and a bread oven in the kitchen inglenook originally used by the whole village.

The property has been the subject to careful and sympathetic restoration by the present owners, under the supervision of a master builder, to retain its character yet incorporating modern utilities and the convenience of modern living and comfort. Works have included damp-proofing and woodwork treatment, new central heating, rewiring and plumbing, relocating the kitchen, installing new bathrooms, and connecting the main accommodation to the brick wing on the first floor, which houses the principal bedroom suite.

Access is via a hall that runs from the front door to the back door porch with a cloakroom off and the principal staircase to the first floor. To one side is the study/playroom, which leads to the sitting room. Also off the hall is the drawing room with its inglenook and built-in cupboard and access to the lovely kitchen /breakfast room with a door to the patio, outbuildings and garages.
The kitchen is handmade, with recycled elm worktops on either side of the Rangemaster cooker inglenook with its bread oven, an island unit, Belfast sink and fitted cupboards and second stairs to the first floor. Beyond the kitchen is the dining room with French doors to the garden. Leading from the kitchen is the utility room with Belfast sink, leading to the second study, which also has a door to the garden.

The main bedroom suite in the brick wing is privately located away from the other bedrooms, with its own access lobby, en suite bathroom and dual-aspect bedroom overlooking the garden. The southern wing features bedroom two with a walk-in wardrobe and en suite shower room, the family bathroom, double bedroom three, with en suite shower room and fireplace with early floral tiling and also double bedroom four.

The main staircase continues to the second floor, leading to a studio and access to a dressing room/bedroom six, which leads through to double bedroom five. All these rooms feature dormer windows and roof lights. Also on the second floor is an attic room and tank room.

Outside

Approached by a private drive to the side of the farmhouse is a parking area and two generous garages with double wooden doors, one with access to the old farm forge. There is a range of garden stores, gardener's WC, outbuildings and former pigsties. There is a large paved terrace area behind the house, with a landscaped, principally lawned garden beyond, including an ancient yew tree believed to be of a similar age to the house. Part of the garden has been left uncultivated as a wildlife habitat with a wide variety of butterflies, garden and songbirds and natural flora.


Gaydon Farmhouse is situated in a prominent location and is well-positioned on the edge of the village. Gaydon is a small village just off the B4100 Banbury to Warwick Road, situated in the South Warwickshire countryside. Warwick, Leamington Spa and Stratford-upon-Avon are all readily accessible, and the house is well situated for access to the M40, with Junction 12 about half a mile away to the northeast of the village. Gaydon has a public house, parish church, petrol station, convenience store, community shop, and historic Arts and Crafts village hall.

There are primary schools at Kineton, about 3 miles away, Lighthorne and Temple Hardwick. A secondary school, further shopping, doctors and other amenities are available in Kineton.

More extensive shopping, leisure and recreational facilities can be found in Leamington Spa, Warwick and Stratford-upon-Avon, the latter being internationally renowned for its Shakespearean heritage and the RSC Theatres. The area is exceptionally well served by an excellent selection of state, grammar and private schools to suit most requirements, including Warwick Prep and Public Schools, King's High School for Girls in Warwick, Kingsley School for Girls and Arnold Lodge School in Leamington Spa, Bilton Grange, Princethorpe and Rugby public schools, The Croft Prep School near Stratford-upon-Avon, Tudor Hall, Bloxham and Sibford public schools near Banbury.

There are a number of golf courses in the area, racing at Stratford-upon-Avon and Warwick and several National Trust properties in the area, including Upton House, Farnborough Hall and Charlecote Park. The Art Gallery of Compton Verney is within a 10-minute drive.

The Cotswolds lie a short distance to the south.
