  • Enchanting, landscaped garden
  • Large outbuilding with considerable potential
  • Parking for several cars

This spacious double fronted, mid terrace house, thought to date from the 1800’s with later editions, occupies a superb location right in the beating heart of this thriving Abbey town. It has clearly been a much loved home and the current owners have carried out a significant programme of works that includes the creation of a fabulous kitchen to the rear of the property, ideal for family gatherings or entertaining. This bespoke Andrew Dodd kitchen, which opens out onto the rear garden, includes an excellent range of painted timber base and wall units with granite worktops, integrated Bosch dishwasher, plumbed in water softener, black Rangemaster cooker with 5 hobs plus 2 ceramic rings and 2 ovens, a separate grill and a warming oven with extractor over, all of which presumably make light work of the roast dinners. There is space and connection for a fridge freezer and a separate large cloakroom with WC provides additional space and connection for a washing machine and tumble dryer along with ample room for coats.

A large sitting room, with a hamstone fireplace and recently installed gas fuelled fire which accurately mimics a log burning stove, providing a comforting focal point on the cooler winter nights, lies towards the front of the house. A window with shutters and a window seat provides a reflective spot from which to watch the world go by. Across the hall to the other side of the house is a dining/family room with a further beautiful hamstone fireplace (sealed), window seat and shuttered windows.

Stairs lead up to the wide first floor landing off which lie four bedrooms, all with good storage and a family bathroom. The principal bedroom is situated to the rear of the property, with views over the garden and it also has its own ensuite shower room. From this landing, further stairs lead up to the capacious attic bedroom which runs the full length of the house and is full of charm, being in the A frame of the roof with exposed beams. Significant storage is to be found in the eaves and fitted wardrobe provided here.

Gardens and Outbuilding
The gardens lie to the rear of the property and have been cleverly arranged with the instillation of some effective hard landscaping softened with some very considered planting of numerous beds and borders. They are a real delight and incorporate a wealth of features such as terraces for dining, a decorative pond, walls with inset niches ideal for statues and lanterns along with fruit trees such as pear and plum which yield a significant crop. However, the inclusion of a separate outbuilding with planning permission (ref. 1/D/12/001654) to convert into an annexe with a mezzanine level for sleeping and a sitting area, kitchenette, and shower room below, provides some very exciting potential. It could also simply function as a hugely characterful home office. A wrought iron gate leads under a timber pergola to a gravelled parking area towards the rear of the garden suitable for 3 cars to comfortably fit.

SITUATION
Dominated by its ancient Abbey and school, Sherborne is arguably the most attractive town in Dorset. Numerous musical and cultural events occur throughout the year and there is a superb range of traditional shops and boutiques.

The two castles – one of which was home to Sir Walter Raleigh – reflect the historic nature of the town, the centre of which is designated a Conservation Area in which a policy of strict planning control operates to preserve its special character.
West Dorset is well known for its unspoilt landscape and there are many pretty villages and countryside walks nearby. The Jurassic coast is a mere twenty miles away at Weymouth. This stretch of coastline, from Portland to Lyme Regis, with its spectacular cliffs, has recently been designated a World Heritage Site.

Communications to this part of the country are excellent. From Sherborne there is a regular train service to Waterloo in about 2 hours 15 minutes; the station is within walking distance. The A303 (linking with the M3) is a dual carriageway almost the whole way to the M3, thus putting London within about two hours’ drive.

Places of interest

The beautiful town of Sherborne is centred around the Abbey, founded in 705 and renowned for its spectacular fan vaulting, and which sets the tone for the whole town which is widely known across Dorset, Somerset and the southwest for its beauty. Our office occupies a Tudor building adjacent to Sherborne Abbey in the heart of the town, and the large shop window is highly visible to both pedestrian and vehicular passing trade. It fits neatly into our regional network of Shaftesbury, Dorchester, Taunton and Exeter. Liaising with these offices, we sell all types of property throughout West Dorset, South Somerset and East Devon, including townhouses, cottages, village properties, rectories, manor houses and small farms.
