Bright and welcoming, this thoughtfully-renovated two-bedroom Victorian maisonette is well-connected to both transport links and green spaces, and is just a few minutes’ walk from the thriving village scene on Francis Road, with its vibrant community of restaurants, cafés and shops.
Situated on the first floor, the current owner has undertaken several sensitive renovations and improvements over the last few years, including fitting a new kitchen and bathroom, opening up the living area, replastering throughout and adding hardwood decking to the private garden which enjoys all-day sunshine.
From the street, you’re met by a classic London stock brick exterior, with white-painted stonework, lintels and wonderfully decorative foliage capitals to the bay windows. A path leads to a recessed porch, where the part-glazed traditional front door to your left is painted bottle green, and opens to a ground floor reception hall, illuminated by a transom window.
Continue up a grey and white staircase to arrive on a landing with beautifully-toned engineered wood flooring, pale blue-grey walls and an original stripped banister. Lit by a pendant light, there’s a clever pulley system for storing a bike; and access to a useful attic.
The airy primary double bedroom runs the full width of the front of the house, and enjoys the light from both a bay and a single window. A soft white colour scheme highlights the coved ceiling with attractive fluted rose and an exposed brick fireplace adds texture and character. Neutral ribbed carpet runs underfoot, and there’s also a radiator, bespoke floating shelves to one alcove, plus plenty of options for storage.
Beyond is the second bedroom, another carpeted double which shares a similar colour palette, and overlooks the gardens below through a casement window.
Continue along the landing to the bathroom. White gloss metro wall tiles with charcoal grout have been paired with powder-blue walls and black floor tiles, providing a contemporary backdrop for a white suite. There’s a bath with frameless glass screen, chrome taps and wall-mounted shower attachment, a chrome heated towel rail radiator, a close-coupled loo with oak seat, and a matching vanity basin with mirror above.
The wooden hallway flooring flows through into the dual-aspect open-plan living space and dining kitchen at the rear of the apartment. The versatile sitting area has a lovely bay window, tall anthracite grey radiator and a factory-style pendant; while the kitchen was newly-fitted in 2019. Fresh white walls here help showcase the elongated grey-blue metro splashback tiles and glossy grey slab units with brush chrome handles. The solid wood worktop echoes the flooring and the space is lit by both a casement window and adjustable modern black spotlights. There’s a black composite sink and drainer with matching black tap, and integrated appliances include a Belling oven, Russell Hobbs gas hob, a dishwasher and a fridge. The Main Echo Combi boiler is also housed here, while a stripped wood door opens to a handy larder cupboard.
Take another original stripped wood door down the stairs to an incredibly useful utility, with a washing machine, space for a tumble dryer and freezer, as well as ample room for extra storage.
The utility room opens out onto the south-facing sun-trap garden, enclosed with timber fencing and laid with good quality hardwood decking. The perfect entertaining space, the current owner tells us it enjoys the sunshine from morning right through till evening.
A NOTE FROM THE OWNERS
‘This has been both a passion project and an amazing place to live and witness this area of London change and grow. It’s been brilliant for entertaining and gave us lots of flexibility when there were two of us working from home during Lockdown. A rare find!’
