A stunning 19th Century provincial villa farmhouse in country setting with accommodation of 5/6 bedrooms (bedroom 6 optional study), 2 bath/shower rooms, 3 reception rooms, kitchen/dining room, utility and store room. To the outside are varied spaces with private patio, lawned areas, gravelled spaces, decked area and private open sided Cabana style terrace, detached barn and a useful lean-to workshop.

General Remarks - Brompton Mill House is a stunning nineteenth century provincial villa farmhouse originally built of local stone and Shropshire orange brick and which has been tastefully extended with a new wing providing a discreet but substantial enlargement of the accommodation. It now provides extensive and elegant family sized quarters which should suit a number of living requirements including the potential for multi generational living and home working. It stands at the entrance to the former Old Brompton Mill complex and comes with a further detached stone, timber and slate barn which has consent for conversion to form domestic storage ancillary to the main house. Both buildings have separate garden areas, the latter leading down to the Caebitra Brook and Brompton Bridge.

The dictionary defines a 'labour of love' as a piece of hard work that you carry out because you enjoy it and not for praise or reward. The extent of the works completed by the current owners over the past three years certainly stands as a singular testament of this definition. All aspects of this refurbished residence have been executed with an eye on quality and attention to detail to provide 5/6 bedrooms, a luxury bathroom, separate WC, ground floor shower room, beautifully created kitchen/diner, utility, pantry and three delightful reception rooms. Outside is a 'cabana style' open fronted, decked terrace and bar with a selection of private seating and garden areas to enjoy this rural setting, it even has its own traditional water well with winding pail bucket.

Situation - Brompton Mill House is set in a country setting, right on the border just on the English side, in the small hamlet of Brompton. As the name suggests, it stands near what was the old Brompton Mill and its believed the name derives from the Anglo Saxon meaning for the abundance of heathland soil loving plants known as the Common Broom. The settlement is mentioned in the Domesday book and pre-dating that, is the medieval motte and bailey which stands adjacent and which lies on the line of the ancient Offa's Dyke.

The location has altered somewhat from those days but still has views along the Camlad Valley, Brompton Bridge and The Caebitra River. It is very accessible, just a few hundred yards from the Bluebell crossing and the A489 to the local centres of Montgomery, Bishops Castle and Churchstoke. The larger towns of Newtown, Shrewsbury and Ludlow are within comfortable driving distance and provide access to the national road and rail network. Its location close to the Offa's Dyke make it a magnet for walkers and cyclists.

The House - This super family home has been completely refurbished, modernised and extended to the highest of standards by the current owners. The Mill House was their first home and has been their passion over the past few years. It now provides well proportioned and elegant accommodation with currently a subtle theme of blue to many of the rooms. The traditional hallway provides access either side to the two principal reception rooms, one with fitted shelving and wood burning stove and both with views to the front to the included barn opposite. The hall extends into the hub of the home being the open plan kitchen and dining room, fitted with quality fittings including the
island unit, range cooker, tiled floors and even an old bread oven. A patio door opens onto the side terrace whilst a further door leads into the extension and the large utility with matching tiles, Belfast sink, walk-in pantry store and shower room with WC. A further sitting room with access to its own private patio promotes the possibility of the 'granny flat' or airbnb.

The staircase rises to the large landing area with doors to a family bathroom with luxurious four piece suite. The four main bedrooms occupy the four corners of the building with a variety of rural aspects with the middle fifth bedroom and smaller bedroom 6/optional study completing the internal arrangement together with the separate WC on the same floor.

Outside - The outside spaces are many and varied, ranging from the private paved patio off the rear sitting room to the gravelled space at the front of the house and main lawn to one side, with its own well with cover and wind-up water pail. This area runs along one side of the house flanked by raised borders past the kitchen door to the decked area and the private open sided 'Cabana style' terrace, perfect for entertaining, whatever the weather.

Opposite the house and across the shared drive which has permitted parking for two, is the detached 18th century barn, built of oak frame, stone and weatherboard under a slate roof. Two storeys and with an approximate gross floor area of 1500 square feet, this vernacular building has recently been granted consent for conversion to form domestic storage ancillary to the main house (ref 21/00002/FUL -19/5/21). There are therefore, countless possibilities for the building in conjunction with the main house.

Beyond the barn is a further separate garden area which is in lawned grassed terraces which lead down to the River Caebitra. In all the property extends to just under a quarter of an acre and to the rear of the barn is a further sizeable alpine style timber summer house.

Services - Mains water ad electricity are connected. An external oil boiler runs the central heating. Private drainage. Wood burner and open fire. Double glazing to doors and windows. One on-site parking space with two further parking spaces in front of the barn are allowed.

NOTE: None of the services or installations have been tested by the Agents.

Directions - From Churchstoke proceed out onto the A489 west towards Newtown for 1 1/2 miles. At the Bluebell Inn crossroads turn left signed for Bishops Castle. Go past a white house on the left and Brompton Mill House is first entrance on the left.
