Situation - Penstone farmhouse is situated in the rolling Devon countryside, midway between the small Duchy town of Bradninch and the sought after Exe Valley villages of Broadclyst and Silverton, providing a good range of local facilities nearby, including schooling, church, pubs and a variety of shops. Both Killerton House and Ashclyst Forest which are owned by the National Trust are located nearby and offer wonderful recreational areas for riding, cycling and walking.
Exeter, to the south, has all the amenities associated with a major regional centre, including an airport with national and international flights, whilst to the north, the market town of Tiverton has a range of facilities, including Blundell's School. Although rural, this part of Devon is very accessible with the nearest access to the M5 motorway being junction 28 at Cullompton. There are mainline railway stations at Exeter and Tiverton Parkway.
Description - Penstone farmhouse is a versatile, period property with extremely well appointed accommodation extending to just over 3220 sq ft. Outside there is a useful barn which would make a perfect self-contained unit (subject to the necessary consent), which has partially been converted, ideal for either working from home or separate accommodation for a dependant relative. The property enjoys stunning views over the surrounding countryside and has gardens extending to approximately ? an acre.
Accommodation - An impressive open entrance porch with stone quoins opens to the attractive entrance hall with tiled floors and two staircases rise to the first floor. The double aspect dining room includes a large fireplace with pine mantel housing a wood burner. The sitting room has an attractive fireplace, again, with wood burner. The kitchen is well equipped with modern range of fitted units providing excellent cupboard space, integrated dishwasher, electric hob, electric oven and an oil-fired Rayburn, along with central island. There is also a spacious study and separate pantry with a tiled floor and slate cold slabs, which could be turned into a further reception room. Completing the ground floor is the utility room with plumbing for laundry appliances and door opening to the garden, along with side entrance lobby leading to the boot room and cloakroom beyond.
To the first floor there is a large landing with hatch to loft. There are five bedrooms all enjoying views over the surrounding countryside. The principal bedroom has an en suite shower room. The family bathroom comprises corner bath, shower cubicle, pedestal wash hand basin and low level WC.
The Grounds - A drive leads around the property to the parking and turning area with double wooden garage beyond. At the front of the property there are a range of fruit trees including three pear, two apple and a walnut. Steps lead to the side where there are well established flower borders with ornamental pond and a very pretty patio. The main gardens are to the side and rear of the property and are mainly laid to lawn with a range of shrubs and flower borders. To the side of this there are further gardens which lead down to the barn, which has its own private garden. The gardens are fully enclosed.
The Barn - The Barn has been partially converted and could be used for a variety of purposes. Sliding doors open into the main room, which has flagstone floors. Currently there is no staircase to the mezzanine area. A door gives access to the Cloakroom with low level WC and wash hand basin. To the side of the barn there is a further gravel area and patio.
Services - Mains water and electricity. Private drainage. Oil fired central heating.
Tenure - Leasehold property. The property is held on a National Trust Lease from 21 May 2001 to 50 years after 16 May 2046. This is subject to amendment and modification by negotiation with a prospective purchaser and is available upon request.
Directions - Approaching from the B3181 between Exeter and Cullompton take the turning signed to Silverton and Killerton. Do not turn left to Killerton, keep heading for Ellerhayes, where you will cross a bridge, take a sharp right immediately after the bridge and continue for approximately 0.5 miles and after a short distance you will see the entrance to Penstone Farmhouse on the right.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 14, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
