A landmark sale for 2023 ~ offering extensive accommodation, over three floors, Greyfriars is approached from the Hogs Back through the gated and arched lodge houses (in separate ownership) into a long sweeping carriage drive which leads up to the side and front of the house.

Owned by our clients since 2004, they have undertaken a considerable and sensitive refurbishment to the property, blending Voysey design with stylish modern furnishings.

The key reception rooms including an amazing double height drawing room, kitchen/breakfast and eight of the bedrooms all face south to make the most of the commanding position with distant views.

At the eastern end is a squash court which could, subject to planning, be turned into additional accommodation if so desired. Within the main house, there are two separate flats for those that require secondary or ancillary accommodation but could equally be turned back into bedrooms if required.

A one bedroom cottage is set in a discreet and private setting and is available by separate negotiation. The property is on a separate title away from the main house.

Greyfriars is a residential home primarily, but a small number of private weddings have taken place for couples to enjoy being in this historic house with such great possibilities for entertainment in incredible lavish surroundings.

Greyfriars was designed by the renowned Arts & Crafts architect, C F A Voysey for the America born novelist and playwright, Julian Sturgis. Built in 1896, the property was later extended at the western end by Herbert Baker who also laid out some of the formal gardens. When Julian died in 1904, his widow Mary and their son, Sir Mark Beresford Russell Grant-Sturgis continued to live at the house until 1920 when Greyfriars was sold to Philip Lyle, a director of Tate & Lyle. In 1936, the house was sold to the industrialist Robert Heap Turner who lived there until 1986 and created a considerably larger estate associated with Greyfriars.

Today, Greyfriars retains many of its original features associate with the Arts & Crafts movement, including copper fireplaces, impressive staircases and Voysey's signature heart-shaped motifs which can be seen on the letterbox, door hinges and even heart shaped keys.

Protected by English Heritage and listed Grade II*, it is a building of more than special importance, containing wood panelled rooms, high vaulted ceilings, impressive fireplaces, and stone mullioned windows.

This part of Surrey is renowned for its accessibility to Central London, yet at the same time offering some of the prettiest countryside in southern England. The local village of Puttenham lies in the valley below Greyfriars with local amenities including a church, The Good Intent public house and a highly praised village school.

Much of the surrounding area falls within the Surrey Hills Area of Outstanding Natural Beauty and is renowned for its lovely countryside perfect for walking, cycling and riding. The land borders the North Downs Way whilst further afield is the RHS Wisley and Nation Trust Devils Punch Bowl.

Although Puttenham is a quintessential English village, there is fast access via the A3/A31 into the Cathedral town of Guildford, Godalming and Farnham with its wide range of facilities including excellent shops and restaurants.

Guildford mainline station provides a regular service to London Waterloo with trains taking from 34 minutes. Godalming is 5.9 miles to the southeast and also provides a good range of amenities including Sainsbury's and Waitrose supermarkets.

There is an excellent choice of schools in the area including Charterhouse, Prior's Field, and St Hilary's in Godalming and Aldro in Shackleford. In Guildford is The Royal Grammar School and Guildford High School.

Guildford 5 miles (London Waterloo from 34 minutes), Godalming 5.9 miles, Farnham 5.9 miles, Central London 35 miles,

A3 (Guildford) 3.1 miles, M25 (Wisley Junction 10) 13.4 miles
