Before we head upstairs, we’ll investigate the rear garden which is accessed through the glazed door to the side return. The garden is largely paved to maximise the potential for entertaining and relaxing, and you’ll also note a lean-to outbuilding against the exterior kitchen wall. Additionally, on a raised deck area to the rear of the garden, there’s also a timber shed and an attractive summerhouse, which could easily be converted into a charming home office, studio or relaxing retreat with the integration of the necessary utilities.

 

We’ll return through the kitchen now and back to the hall to allow us to explore the first floor. Typical for this period of property, even the staircase has well-crafted details including turned wood newel posts, balusters and handrail. The spilt-level landing features a handy built-in cupboard on the lower level with additional space for some free-standing storage on the upper level.

 

Immediately facing the top of the main staircase is bedroom three, which looks out onto the rear garden. There’s room here for a small double bed, or alternatively this would make a fantastic child’s bedroom, nursery or study space. Decoration is simple with white walls and ceiling and a complementary light timber laminate floor. There’s also a large double glazed window with a radiator below.

 

The next room along the landing and to the right is the family bathroom. This is a large space, which would benefit from a little modernisation to provide a generous, luxurious bathroom fit for modern family life. There’s currently a vanity unit with large inset hand basin and matching tall storage cabinet, a bathtub with shower and glazed shower panel plush a low flush WC. Walls are fully tiled in white, helping to harness the light coming in through the large double glazed window, and the bathroom is finished with a limed oak laminate floor.

 

Back to the landing and, once again on the right, you’ll find a large airing cupboard with its own window. This provides useful extra storage, but as part of a broader development project, might be incorporated into the family bathroom to provide space for a separate shower cubicle. It could also perhaps be converted to provide an additional WC or even a separate shower room if space was borrowed from the already generous family bathroom. As with many areas of this property, a little remodelling could unleash even more potential than it already offers.

 

Up the small flight of stairs next and to the upper level of the landing where first of all, to the right, we find the second bedroom. This is a generous double room which looks out onto the rear garden. Once again there’s a double glazed window with radiator below, light coloured laminate flooring and simple decoration, on this occasion with walls in a warm cream.
