  • Connected to mains water
  • Two accesses
  • Potential to split
  • About 8.01 acres

For sale as a whole

Description - The land lies on the north side of the popular village of Hamsterley, behind the Cross Keys pub with unencumbered access through the pub car park or via the green lane on the northern boundary. bishop Auckland is about 7 miles away and Durham about 15 miles.

The land is offered as a single lot but could be divided should there be significant interest in doing so. It is generally level or gently undulating and lies about 200m above sea level.

It is classified as Grade 3/4 and the soil type is slowly permeable, seasonally wet acid loamy clay soil capable of producing good quality grass. The field has access to water via a private branch pipe from a mains supply and is fenced for livestock.

Overage - It is considered that there is potential for future development of this field due to its proximity to the existing village boundary. The land therefore will be sold with the benefit an overage in favour of the seller based on a share of the uplift in value from any change of use from agriculture. This overage agreement will be based on 35% of the uplift in value from the time it obtains planning consent which will last for a period of 25 years. Further details are available from the Selling Agents.

Basic Payment Scheme - The land is registered on the Rural Land Register. The Entitlements are held by the grazing tenant and are not available as part of the sale.

Method Of Sale - The land is offered for sale by private treaty. All potential purchasers are advised to register their interest with the Selling Agents so that they can be advised as to how the sale will be concluded.

Tenure - The property is to be sold freehold with vacant possession on completion.

Sporting And Mineral Rights - The sporting rights are included in so far as they are owned. The mineral rights are reserved from the sale.

Wayleaves, Easements And Rights Of Way - The property is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, drainage, water and electricity supplies and all other rights obligations, easements, quasi-easements and all wayleaves and covenants, whether disclosed or not. An electricity line crosses the field.

Services - Mains water is available.

Access - The property has good access from the public road through the Cross Keys car park and via the green lane and bridleway at the northern end of the field. This lane is about 150 yards long before joining the Hamsterley to Bedburn road.

Boundaries - The Vendor will only sell such interests as they have in the boundary hedges and fences. All boundary fences will be the responsibility of the purchaser.

Guide Price - OFFERS OVER £120,000

Directions - The easiest way to locate the field is to drive into the Cross Keys car park in the centre of the village. There is a double gate at the back of the car park which leads into the field. Postcode DL13 3PX.

Viewing & Health And Safety - By appointment through the Selling Agents.

Please take care when viewing the property particularly as this is a working farm. For your own personal safety, you should remain as vigilant as possible particularly around machinery.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
