About the area
Well known for being the home of Paul Nicholl's racing stables and also Barber's farmhouse cheese, Ditcheat is a very popular and ancient village (mentioned in the Doomsday Book as belonging to Glastonbury Abbey) 10 miles south of Wells and 3 miles north of Castle Cary with its main line service to London. These and the other nearby towns of Glastonbury, Shepton Mallet and Bruton all offer ample facilities. The village has a primary school, church, a very good pub and restaurant. The nearby town of Bruton dates back to Roman times and today is a charming small town with various shops and amenities, including "The Newt in Somerset" plus 'Hauser & Wirth' Art & Exhibition Gallery and the ever popular dining experience 'At The Chapel'.
Accommodation
Croft Cottage dates back to the early 17th century and is surprisingly not listed yet full of character. The property has a rendered front elevation under a tiled roof and an oak porch above the studded front door. Entering through the front door you reach an inner hall where there is a cloakroom and a door into the sitting room. Within the sitting room there are plenty of period features including ceiling beams and a stone inglenook fireplace with bread oven and open fire with timber mantel above. Glass panelled double doors open into the garden room which enjoys a lovely garden outlook and a tiled floor.
*
The kitchen and dining room connect onto one-another and within the dining room there is a gas fired Aga making this the heart of the home. Either side of the Aga there is storage, and in one of the cupboards there is the gas central heating boiler. There is plenty of character here too with features including ceiling beams and pretty window seats. The kitchen has a good range of fitted units with room for a fridge-freezer, and dishwasher, as well as an integrated electric cooker. Adjoining the kitchen is the utility room. Upstairs there are three generous double bedrooms with the largest of the three enjoying large built in wardrobes and an en-suite bathroom. One of the other two bedrooms also has built in storage and both of these rooms use the family shower room which has a shower, basin and w/c.
Outside
From the village lane, a driveway leads up past the house towards the garage. On the driveway there is enough room to provide several vehicles in tandem with one-another. The garage has an up-and-over door and has additional room at the rear which is ideal for workshop use. The gardens are delightful and have been maintained to a very high standard. There are pretty borders, lawned areas, deep shrubbery and several mature trees. Throughout the entire garden a good degree of privacy can be enjoyed and especially so in the patio area behind the house which enjoys the afternoon sunshine.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on April 19, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 19, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 27, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
